how's everyone doing? still holding on to your s-reits? or buying more like machum discount? :s13:

There are evidences showing world trade has a high chance of slowing this year. You'll have to be careful about picking your selection of SREITs.

In general all will be pressured, but I think these might be affected by slowdown the greatest:
1. Overseas REITs in developing countries
2. Industrial

IF you are picking REITs in this 2 category, you have to be extra careful to find those that have sound balance sheet and secure tenant terms.

For noobies seeking to hold long-term in a stable REIT, is Parkway Life a good choice? I'm seeking to make my first dip.

Thanks for the heads up...

I'm no expert but I usually only pick REITs that I understand how the assets they have are earning money. I will also make sure they are not over-leveraged and occupancy rate is high.

just wanna check, for OUEHT, they are acquiring CPEX soon (extension of CPCA, crowne plaza changi airport).
Have they already paid for the extension together with CPCA? Or will they need to fork out some cash/shares for the extension again

Many pros sitting on big paper losses
Few have the conviction to keep buying in bear market

Pro as in highest capital gain? or highest CAGR capital gain?

It is best to take emotions out of trade, set SOP like in Army. For example a very rough way is 90% invested when STI below 1500, 70% at 2500, 50% above 3000 (Adjusted by GDP growth each year)

SREITs are good consistent income source, it is worthwhile to have some even during crisis, because you'll never know what is the end result of a crisis, a destruction of stock price? or the destruction of the currency itself.

JPMorgan on mREITs: Valuations too compelling:

Mortgage REIT valuations "appear untethered from traditional metrics," says the JPMorgan team, led by Richard Shane, in its upgrade of MFA Financial (MFA +2.2%). Not upgraded today, but also with Overweight ratings are American Capital Agency (AGNC +1.3%), Apollo Residential Mortgage (AMTG +1%), and Ares Commercial Real Estate (ACRE +1.3%).

mREITs are mortgage REITs. Very different from the REITs in Singapore.
