Management strategy aside, CRCT's assets are all in Greater China as opposed to CMT's local concentration. You will have to factor in the economic situation there and possible forex risk (not sure whether it is hedged or not). But overall it is a good proxy to the Chinese retail sector.

Not vested.


The good thing abt CRCT is that its price is quite low now n hence the yield is quite high.

Retail is dying. How many percent of crct assets is retail and office? If all retail, better not stay vested.

Yes, pB is 0.8 only and i like about the Dividend Reinvest scheme where you can reinvest the dividend at 2% off average stock price.. Of cos not to mention yield is 7.5% now..

i think 100% retail...
no matter how good online shopping is, people also need to eat at restaurant, cut hair, do facial and etc... All these cant be do via online...

So CRCT can mitigate by having lower Fashions shops where things can be bought online...

I see daiguo staff in blue shirt and long queues along the roadside. It's scary to see next time the whole shopping mall is only food, tuition centres and cinema? And now got foodpanda craze, people all ordering food through delivery and stay at home be couch potato. So we should focus on healthcare Reits. :s13:

Ya.....they just need to get their tenant mix right. More F&B heavy.....

Isnt it worse to see healthcare reits booming vs retail? In fact, of all types of reits, this sector is the worst to boom. A booming "healthcare" industry is an oxymoron :s22:

Just saying seeing crowds at shopping centre is better than crowds at hospital/medical clinics. Less sick pple is better :s22:

True, a healthy nation is a strong nation. But sadly, our modern population is not getting healthier. Look at all the processed food we stuff ourselves with everyday and the highly-stressed lives we lead.

Every time I accompany my grandma for her hospital appointment, the waiting area is super packed. Phones ringing non-stop and the nurses busy booking appointments......:( healthcare is oredi booming in Singapore.....

Sometimes when I go polyclinic, the queue is crazily long!

Polyclinics always long queue. Even 10yrs ago.

Now worst. Saturday only allow walk in in the morning. I think before 8.30.

Not safe to stay invested.
The business environment will go through a big change for retail. There r better reits and higher returns in other industries.

Think he is saying healthcare reits will increase health care cost. Like retail reits the rental oni goes up up up.

Healthcare REITs usually have long leases (10-20 years) with annual rental escalation oredi built in. :s22:

At least retail lease is better in the sense that the contract can be re-negotiated after 2-3 years.....

Just look at purchases i made.
95% r online. No longer i go shops and buy.
Retail is confirmed dead.
