GRADE A offices could lead the recovery of Singapore's office market in 2021, said a CBRE report on Monday. This comes amid announcements that work-from-home arrangement no longer remains the default arrangement in Singapore.

Catherine He, associate director for research, South-east Asia, at CBRE said that a gradual recovery of Singapore's economy and raised office demand supported by gains in employment contribute to optimism surrounding the mid-term market outlook.

More flight to quality movements were tracked due to occupiers focusing on higher quality products within the central business district (CBD), said the report. This gave rise to a two-tier market comprising: Grade A (core CBD market) and Grade B (islandwide market). The Grade A market showed resilience with tightening vacancy while the Grade B market continued to grapple with higher vacancy rates.

Based on the Grade A basket tracked by CBRE Research, office rents remained stable quarter on quarter (q-o-q) at S$10.40 per square foot per month (psf) in Q1 2021. On the other hand, Grade B rents registered a further rental decline of 1.3 per cent q-o-q to S$7.80 psf per month.

Additionally, the report also mentioned that the office market registered a positive net absorption of 130,000 square feet in the first quarter of 2021. This comes after three consecutive quarters of negative net absorption.

Singapore remains on the radar of large multinational companies, CBRE said, noting an uptick in leasing momentum over the past six months.

Particularly, the Grade A market registered a positive net absorption in the first quarter of 2021. Some key demand drivers included technology firms and financial services industries including asset management firms.

The displacement of tenants from buildings scheduled for redevelopment also contributed to occupier activity, including AXA Tower and Fuji Xerox Towers. These tenants include Alibaba Group and Lazada's relocation from AXA Tower to 5One Central, together with ByteDance's latest take-up in Guoco Tower.

Yet, there will not be a uniform recovery across all office buildings, said Ms He. As large corporates leverage the short-term market pull-back to upgrade in location and quality, Grade A office market is expected to be the main beneficiaries with Grade B market facing further pressure from emerging vacancy.

In the absence of commercial government land sale sites with an allowable office use in the CBD, there is limited availability of new supply over the mid-term. Factoring in the likely removal of existing stock stemming from buildings that are scheduled for redevelopment such as AXA Tower, Fuji Xerox Towers, Central Mall and Faber House, this will offset the incoming supply over the next three years, CBRE added.

Any guru here can give some insight on the abnormalities we sometimes see?

I see before the Sell vol is like 10 times more than the Buy vol, then the price goes up for next few days.
Not Guru haha.
Sometime BB will sell down, people thought it's price falling so they sell too, BB will start buying back when the price drop to certain level. If you look at the chart, it's very common.

May I just ask... Normally those big boys make money buy rotating by buy / sell, and also creating something like a false alarm that the market is up / down?

They make money by rotating buy low sell high.
My stratgey now is to buy on dips on those reits with good fundamentals and collect dividends. Let price fluctuation be less of a concern but still cant totally ignore. If fundamentals changed, maybe time to sell off.

See what other experienced ones can comment.

Sometime BB will sell down, people thought it's price falling so they sell too, BB will start buying back when the price drop to certain level. If you look at the chart, it's very common.
Not sure if they sell down. But the queue to sell is high, much higher than buy volume

May I just ask... Normally those big boys make money buy rotating by buy / sell, and also creating something like a false alarm that the market is up / down?
BB buy or sell any stock when they see opportunities, can be any sector. From what I see, year 2020 and 2021, BB like to do sector rotation, before 2020 I don't know, just started in April 2020.
When they target any stock, they will try to push down the price the buy cheap, This create a sudden heavy selling then next day heavy buying.
It's difficult for us to copy trade them, just buy at the support zone and sell at the resistance zone. For long term, don't need to worry all the up and down, just be patience.

Thinking to buy at support and keep the good ones. Not selling at resistance zone unless needed to. I wanting to build a portfolio of dividend stocks.

Portfolio don't have to be 100% REITs. If you looking for dividend, bluechips, banks and many others give dividend too. You can check dividend.sg for the past history record.

Yea, mine also look bad especially Feb, Now look good. Just be patience.
Now is extremely good 😄 eh this new hwz is so good. I can happy happy add emojis unlike the last time one. I only came back few days ago. So surprise to see the new interface. But the only thing i miss is i cant see who is the last person to post which i can see previously

Don't forget whenever there are selling, it may not be normal selling. There are shortists who short the market too. But eventually they'll have to buy back to cover

At times they (BBs) are rebalancing their portfolio. They will have to dump and buyback. Only they know

That is an ideal scenerio for everyone of us. The nightmare about stock market is the sudden bear attacking. If u look back how many ppl stuck at high previous rounds in banks. ETF. REITs. (And many of them are still bag holding) these friends all have same thought as us. Buy, keep for steady div. But didn't see the bear coming. So that's the risk everyone of us have to take in stock mkt 😩

When price goes up, you may plan to sell then buy back. Always yourself, will the price drop back to where you first brought, if not, don't sell.
Keeping winner stock is easier than finding a good one to replace it.

If i can know the price will drop back, i become tycoon liao. Hahaha 😄 many a times is about making wrong predictions. See it moving up without hesitation and bullishly, we tend to forget about bears and correction. That's why now i start to hesitate after seeing my gains reach previous high. Whether to cut leek or go ahead whether tumble or shine 🤔 whatever it is, stock market will force us to live with the consequence of whatever follows.

Winners might become losers also. Sometimes is a cycle. Cyclical stocks have a cycle?
