If they offer the private placement to institutional investors at too low a price, it will not be yield accretive to the current retail investors. But if current prices continue to fall, the Trust got no choice but to offer bigger discount to institutional investors.... and if market feels the institutional investors are going to be given big discount, the share price will drop further?

Anyway, yesterday order filled at both 1.04 and 1.03. Today queuing at 1.02 ...:D

I am also an FLCT supporter (y)

I see Dapperman always asking which is the best REIT without realising that is the wrong question. The correct question to ask is what is DW holding. 📈

I started accumulating FLCT in 2018 when there was a preferential offering that caused the price to fall to around $1.00 (bought mainly $1.02-$1.05)

Quite luv this sttm!!! :
When it comes to big bluechip reits, it is important to look at the yield on cost..When Maple reits and Keppel DC are yielding at 4% or lower..it is a no go. Now that MIT yield is starting to rise above 5%, it is time to nibble a bit.

I bought it at 1.02-1.05 and shared my purchase price in the FLCT thread. so anyone can DYODD and decide whether to follow or not.

Like I said, the question is not which REIT is the best, the correct question is which REIT investor do you want to follow. The fact that DW was a supporter of FLCT also gave me confidence to buy after DYODD.

Ask you guys something. The Eagles Hospitality REIT saga, was there anything or news to warn people that that REIT will get into trouble be it at IPO or after listing ?

Trying to learn how to avoid bad REITs.

I believe there is a piece of investment advice that you shouldn't invest in things that you don't understand. If you didn't understand the Queen Mary, don't invest. (Its not a building on a piece of land, its a piece of metal floating on water that is slowly falling apart)

And actually I know a little bit about ships and marine, so I didn't invest precisely because of the Queen Mary issue. I felt it was a floating liability and not an asset. It almost seemed that they acquired it merely as a marketing tool to make the REIT seem more exciting to those that don't know much about the marine industry. (and they overpaid Urban Commons for it)

Of course, it turned out that the problems were far greater than that.

Apart from EHT, I think there are some REITs with property valuations that I am a bit skeptical of, but those REITs are still doing fine in the stock market, and maybe I'm wrong about them. But I'll stick to REITs where I can believe the valuations of their properties....

1. stick to sponsors that have a strong and long track record like Capitaland group/ Mapletree/ Fraser or any other big players. If you see sponsors that have lousy track record like Eagle (Urban common ) stay away.

2. Try to avoid sponsors that transfer crappy properties to their reits while keeping the good stuff to their side. When a reit acquires a property for e.g check to see if the reit is using a Preferential offering or a rights issue. Best if the reit can internally buy the asset or take on a cheap loan ..
Generally , reit with cash calls are not so good.

3. Avoid reits that have heavy concentration risk such as only having <5 asssets. If one asset is distress, chances are the share price will be distressed as well.

4. There are some sponsors that have funny left hand to right hand movement . This can be in the form of leasing them out back to their sponsor's business or frequent transfers of properties between the reit and the sponsors. I shall not name them here but if you do enough research , you should know.

Last year Sept, FLCT price is around ATH then. I check it out and want to buy it but it's price is way too high. I wait for correction. I brought it in last year Nov $1.24. If next correction come, I will add more.
Investing is a patience game.

To understand REITs, you need to read their earning results. All the answers are in there.
Who is the sponsor?
REIT sponsor's shareholding high or low.
REIT manager and directors shareholding high or low.
Occupancy high or low, downtrend or uptrend.
WALE
Lease expiry within 3 years
Land Lease Expiry
Gearing ratio high or low
Property yield
DPU uptrend or downtrend or unstable or very stable
NAV ptrend or downtrend
Distribution Margin

more Pro = the better REITs
more Cons = better avoid
