U suddenly become so pessimistic after SVB saga

Are u selling some positions now as dry powder?
No, not selling anything, I was already conservatively allocated 52% to equity. I plan to ride the storm with this allocation and continue monthly automatic DCA.

Yes the SVB saga made me super bearish. Inflation is not falling, FED is between rock and a hard place. So I don't see how we can come out with any damage. That would be a miracle.

Just my opinion
The world market already down so much and banks run push the market lower. I'm wondering how low you expect to market to drop? With few banks issue, Fed will be pressured to stop the interest rate hike. I think likely to delay it or reduce to 25 bps.

You are back.

Fed had wanted to continue interest rate hike. The recent bank issues maybe just let them reduce the interest rate hike.

I don't frequent here, mostly in IN.
I don't think will reduce, don't forget inflation is still high. Anyway it's good news to all REITs investors, we are moody since the start of 2022. Huat ah!

what do you guys think about lendlease reit ah? thinking of adding more
Recently Lendlease REIT price is weak, may drop further.
Financial performance has been good and stable, with the acquisition of JEM, we can expect a better performance in future.
Few cons to consider;
61% fixed interest rate - average should be more than 70%
39.3% gearing ratio - increase loan for JEM acquisition
25.6% of debts mature on 2024

My opinion;
Since IPO ($0.88) listed in 2019, improve from 2 to 3 properties within 3 years. Net Property Income of S$16.2 million to S$76.4 million, increase of 371%. Current market price is undervalued. I add more in Feb and March this year. Not a buy or sell call, pls DYODD.

My concern with Lendlease REIT is that it seems that the sponsor Lendlease seems to be rather weak. Looking at its 2 year chart in A$ plus the A$ depreciation, it has basically crashed 50%. The other Australian REIT, Cromwell, their sponsor seems to be doing better with a smaller loss.

Thanks for sharing this, will check it out.
I think few REITs with exposure to Australia properties already hedged the currency to prevent the AUD depreciation. Lendlease REIT do not has any Australia property.

Phillip Securities Research team's view on Digicore REIT

"2 reasons why we think DigiCore REIT USD crashed recently.

1) One of their top 10 tenants, Cyxtera, accounting for 22.6% of GRI is attempting to refinance a revolving credit facility that matures in Nov 2023 (but still unsuccessful). Moody's downgraded Cyxtera's corporate family rating from B3 to Caa2 as it believes the possibility of default via distressed debt or a restructuring over the next few months is a significant and increasing risk.

2) The sharp drop in share price could be due to the offloading of shares by a substantial unitholder at market (there is big trading volume the past few days), taking up a few levels of BID orders. As DigiCore is relatively smaller REIT with a market cap of under 500mn USD, any selling (or buying) by a substantial unitholder of decent value at market could really move the market.
Will have to wait and see if there are any disclosures of changes in interest of substantial unitholders in the next few days."

Yes basically covered all the cons which results in the high yield of 7% atm

I like Jem and eyeing their sponsor's PLQ (more fund raising confirmed also whahaha)

Me too, If the sponsor want to divest PLQ, LREIT is first in the pipeline.

It's a funny cycle. Big investors sell reits because interest rates rise, which also cause banking system instability and equities sell-off. So the funds look for hard assets that are relatively liquid. Hence, money flows back to reits again.
