I'm not sure though but I feel that kampong admiralty is a wrong representation of this kind of houses for elderly. And is intentional to give Singaporeans an idealised impression of it.

Is just like Duxton, foreigners who watch social media and see Duxton thinks that all sg ppl so fortunate to live in cheap and nice looking gov-subsidised hdb.

Downgrade is not to 1 rm rental flats la.

Take a visit to Kampong Admiralty to better understand the 2rm flexi lifestyle.

I agree with you. And are the sacrifices worth it? Just to stay in condo, have to scrimp and save at other areas. I would say I am currently comfortable now. I can spend pretty carefreely, go for holidays, eat at restaurants occasionally. But just because stay in condo, everyday have to calculate the dollars and cents, I find it's not a logical move.

holding on to a 99yrs zero value property better or a property that can invest as retirement fund when downgrade. your choice.

is ur flat fully paid up? if yes, then is good to upgrade.

Those are the wealthy who earn multi million....

Many lazy people earn their million due to
1. En-bloc.
2. buy/sell properties

HDB 5 room (can fit 4 bedrooms) or bigger flats are very valuable experience to live especially if you have 3 kids (one room for each) when they need to study for major exams right till they graduate. No promise they will make as much money as those of you making money from whatever sales. But to have at least a basic degree give something - broader outlook? (I dunno what, cos I don't have a degree). The king/queen size bedroom space in a HDB flat is when you think back is such a good memory. The store room size common bedrooms in condos - is haiya.....

Do you factor in the bank interest in the future selling price?

No need calculate, just take selling price minus off the loan remaining and your stamp duty, that will tell u how much u make

I would factor more than bank interest in future selling price

where applicable:

- buyer's stamp duty
- seller's stamp duty
- legal expenses
- valuation fee
- property tax (rental vs own stay is different)
- rental income tax
- maintenance fee
- mortgage penalty (if early repay)
- agent commission on sale
- mortgage interest paid
- cpf accrual to be paid
