107 sales listings for DUO.

Already quite hard for Duo studios/1 bedders to exit at $1.1xm. With the supply of 1 bedders from THE M, MIDTOWN BAY & MTM adding on to the supply. Wonder how will these studios/1 bedders fair in resale market? Hmmmmm

Dow J, Nasdaq, S&P500 are all hitting new highs while interest rate remain low, not surprising to see private property prices rising.

1129 cheques, estimating a 25% conversion rate makes it about 300 units sold. Wondering what is Luc777 ballot number..

Not good ah. Almost 600 haha. Prices should have went up by abit by then le. Don't see us getting a unit. Lol. Back to resale market I guess. or stay put at yishun. Good to dream once in a while. :s13:

Oh no... ;) nvm. Irwell Hill Residences prices seems good u can try! Else Northpark is really convenient too.

no ba. getting an integrated near town is for me and my fiancee to stay with my dad. but if this falls thru, guess I will just move to my fiancee's hdb if we can't get a resale integrated near town.

don't feel a pity though since the entry price kinda high. a huge jump from yishun. haha. Good luck to those with good queue numbers!

Nah, not saying that it will dive. Just giving perspective of how the resale fair in the area in recent years. With impending supply of 1 bedders in the area , will there be demand in resale market?
Even now, there’s not much 1 bedder volume for DUO. (300+ units of 1 bedder).

Well I could be wrong too. HUAT AH

Actually i would say a very good analogy between freehold and leasehold would be comparing whole life and term policy. For whole life policy, you pay extra premium and after a certain age, you can get back a lump sum. For term policy, you pay lesser and dont get back anything. Of course , insurance and property are two different things but the concept of paying more to retain yr value vs paying lesser is the same. You can purchase a freehold to try to retain your value or purchase a leasehold and invest the difference in stocks(assuming one is capable of achieving decent returns). Basically the opportunity cost of locking capital + interest payment on a larger mortgage needs to be taken into consideration

Cos location matters, few FH projects can rival the location of Midtown Modern, can only think of those in the Orchard area but price wise easily above 3k psf.

With Grade A offices, dual MRT lines, shopping mall, upcoming rejuvenation and not many land plot in the vicinity think this makes Midtown Modern a strong project.

Think the trend is to build compact units and keep quantum low in order to boost sales, this used to be only be in OCR and RCR region but now it has extended to CCR area.

Midtown Modern ranks higher in terms of convenience and accessibility but Irwell Hill boost a more prestigious living address and tranquil neighbourhood. Wonder which would do better on launch.
