Strange that Duo residence didn't move much even though the PSF ($1858-$2163) is so much lower than MTM. There is only 1 sale per month for the past 3 months.

Wondering why?

Weak secondary investor & own stay demand. Everyone wants to chiong new launch for the “IPO effect”.

Units are larger and have more wasted space, so quantum is similar although PSF is lower.

Yeah, I looked at a couple of Duo resales and this is very true. Lots of huge balconies, weird non-90° angles and unusable corners.

This will lead to the ‘gap’ effect or ‘ipo’ effect

after the new launch TOP and enter the resale market... then this ‘gap’ effect will play on your profitability...
