Depends on whether the key is ready or not.. If ready key then first HLE would be the final one.
Normally if you are in 20s will give higher loan,compare those in 40s![]()
I do not quite agree on this, unless you are comparing both of the same income.
Being more realistic, many in their 40s would be earning higher income, and have quite a sum in their OA, and therefore, do not need higher loan.

Age also very important role, unless their 40s can pay full amount without loan is the best.
Sad to be truth. Just like our job, firstly they will see the age. Even u r a degree or master holder with age 40s, is quite difficult to find a job unless u r veryyyy experience person and asking for low pay.

When you book (submit online application for BTO) you need to be within the maximum income limit.
6 months to 1 year later when u gotten a queue number to go and select a flat, they will check your valid HLE then. That will show whether you eligible for HDB loan and how much cash you may need to pay (if you dont have enough CPF + grant etc).
This is just a guideline, you dont have to fork out cash then.
This is not the final assessment though. 3 to 5yrs later when your HDB unit has finish building and you are going to take keys, most forumers wrote that HDB will honour the HLE done before (years ago when booking flat), even if you exceed the limit then.
But if your pay had increase and it's still the maximum salary limit, you can request for a reassessment if you need a higher loan (as compare to the previous HLE done).
For your case , it can be
1) successful in booking a unit, taking HDB loan.
2) successful in booking a unit, taking Bank loan.

1 year employment prior to application is only for AHG and SHG (grants). Nothing to do with application of BTO. Of course this two grants are a significant amount if eligible.

ooh so does that mean that if husband and wife salary is below 12k when they apply bto but above 12k when they get bto, they have to forfeit huh?
