but the appointment is on November, like tat too soon to apply?

If appointment is in nov, then apply 1 month before.
If both party is employed w cpf contribution likelihood no issue with HLE. But if there is self employment, it might take longer time to get HLE

Depends on whether the key is ready or not.. If ready key then first HLE would be the final one.

:)I called HDB check before, they told me 1st HLE letter loan will not too far away from 2nd HLE.

I request appeal higher loan and they request me send 3 mth salary, bank account, credit history but 1st HLE already gave pay slip:)

I went see MP, the assistant told me they base on your OA got how much, age, any debt like CC and they give your loan:)

Normally if you are in 20s will give higher loan, compare those in 40s;)

Write letter will not help much:mad::mad:

I do not quite agree on this, unless you are comparing both of the same income.

Being more realistic, many in their 40s would be earning higher income, and have quite a sum in their OA, and therefore, do not need higher loan.

Age also very important role, unless their 40s can pay full amount without loan is the best.

Sad to be truth. Just like our job, firstly they will see the age. Even u r a degree or master holder with age 40s, is quite difficult to find a job unless u r veryyyy experience person and asking for low pay.

one quick question, not too sure if anyone knows, for hle, do they look at the income when you apply for bto/sbf or at the point of application of hle..

reason is that i am just within the limit during bto/sbf application during may(or else would not be able to apply) but as i dunno when i can book the flat which might be starting in oct, my income would likely be over the limit already next year.... so i might need to plan around this since the hle has a 6 months validity..

thanks in advance!

Both.

When you book (submit online application for BTO) you need to be within the maximum income limit.

6 months to 1 year later when u gotten a queue number to go and select a flat, they will check your valid HLE then. That will show whether you eligible for HDB loan and how much cash you may need to pay (if you dont have enough CPF + grant etc).
This is just a guideline, you dont have to fork out cash then.

This is not the final assessment though. 3 to 5yrs later when your HDB unit has finish building and you are going to take keys, most forumers wrote that HDB will honour the HLE done before (years ago when booking flat), even if you exceed the limit then.

But if your pay had increase and it's still the maximum salary limit, you can request for a reassessment if you need a higher loan (as compare to the previous HLE done).

For your case , it can be
1) successful in booking a unit, taking HDB loan.
2) successful in booking a unit, taking Bank loan.

hard for anyone to give u a concrete answer.

:)Yes assume if you are 45yo:)
Hdb base on 45yo -65yo so your loan was 20yrs period.

If you need wait 3 yrs to build so likely period only 17yrs..

I thk if you got age, they dnt want make risk, old can lose job,can get sickness then might got problem paying loan:(:(

tks, that means it is likely during application of hle time for the booking.. it a sbf, so the flat is ready already, which means i have to apply within the year then.. we definitely prefer hdb loan, as the cash used for bank loan can be used for renovation instead

Hi guys,

Assuming partner is declared unemployed (student) and i have been working for past 2+ years with a break in jun-jul 2018, would we pass the first round of HLE? I am confident that by the time the second round of HLE comes, we would both be gainfully employer FT

Hi
I've been working for the past 6years, earning income is around 3k
My fiancè is unemployed due to his illness for the past 1year plus.
But he did have CPF contribuation from his previous job.

Will HLE be granted.
And will HDB look into consideration his CPF earnings.

HLE will be granted based on combined monthly income of two person, which is
$3k yourself + $0k bf = $3k combined income (age also plays a part)

HLE = maximum HDB loan amount based on income and age.

Maximum price of house u can buy = HLE + existing combined ordinary account CPF + grant if eligible + cash if available.

If intention is to buy a hdb soon, then do the above calculation and be very clear about the affordability before committing to buy.

Can apply HLE or BTO 100% !!!

1 year employment prior to application is only for AHG and SHG (grants). Nothing to do with application of BTO. Of course this two grants are a significant amount if eligible.

i think they changed the rules:
#For applications received before Aug 2018 sales launch, we will need the latest 3 months’ payslips (month of application and 2 months preceding month of application)

+For applications received before Aug 2018 sales launch, we will need the latest 12 months’ commission statements/ payslips (month of application and 11 months preceding month of application)

base on this: https://www.hdb.gov.sg/cs/infoweb/residential/buying-a-flat/new/hdb-flat

Need help.

NOA 2018 income for year 2017 is below income ceiling

Say I apply for Nov SBF, probably result will be out in Feb or March 2019?

When I select for flat, probably May or June 2019? By then the new NOA 2019 will be out. My income alone will exceed the ceiling. Will that be an issue? Or they will look upon my application date for my income?

They if not wrong will base income ceiling eligibility on date of flat application, not selection.
