Now same... Just did mine with flooring... Whole house carpentry... 45k... 4 rm. All people use ID. Cos I find direct contractors.

Oh I see... I thought people not expensive dont like... No 100k reno meaning no good... Those cannot afford will always doomed next gen or blame ruling party.

Dont tell me TB carpentry works... Saw a yt video... Alot of holes here and there cos those who made and install are 2 different party...

I guess now got to DIY. I DIY one room wallpaper and vinyl flooring less than $500.

i'm quite meticulous so it looks great, the vinyl flooring only took a day but the wallpapering took a few days to get right because getting it to fit perfectly especially around aircon and electrical trunking is a real pain.

Becareful of vinyl, it releases toxic gases overtime.

Why nowadays home renovation so expensive? I want to do a simple 4-5 room hdb flat also 80-100k. Not even doing much carpentry.

8 years ago, 35k I can settle the whole renovation for my old flat for similar work done.

Due to inflation, now renovation very expensive as material and labour cost keep going up.

Decided to bite the bullet this time, otherwise next time sure kenna low ball by potential buyers

whats the market contractor rate for carpentry and tiling?

got 100 to 110 psf for carpentry excluding premium addon

2+ psf for screeding 4+ to 6+ psf for tiling

Usually if contractor asks for 40% or 50% down payment. It means that amount is their break even. Without doing any work, they have earned the profits.

i want referral this dude, he is a contractor with many reliable sub contractors for masonry, carpentry etc.

he is not an ID so dont expect ID standard but if you communicate and provide your idea he will execute.
works by word of mouth. months after reno you call him he will still show up to settle your issue.

U never see many interior designer drive big and fancy cars .. bmw is minimum entry for them.....
