How do U pick property agent?

We got an agent whose wife that I got to know through my volunteer work. They happen to stay near our old place (also HDB), no advertisements or sorts, and humble too.

Main thing is we don’t mind letting them earn due to the fact they have a bedridden non-verbal child for many years. Most of the money goes to her medical bills.

Why go with agents ? They are a rip off.

Go with those agency that charge a one time fee.
I use to think like this... If one holding a lousy unit like me, level 2, facing rubbish bin. Then get a agent.

Last time my uncle had one manage his rental.
When we want to sell flat, she say she cannot handle pass us to her colleague.
I try when shifted out and it was good. So we let him handle the 2.5way contra.
And was done smoothly.

TS i feel you. I have been dealing with a bunch of property agents recently in the last 2 weeks. Need to evaluate who makes sense and who doesn't. Some talk nonsense. Some are pesky - keep texting non stop.

There are easily thousands of them.

Tbh most are useless.

Before sales talk until stars and moon say will handle any issues later.

Mostly don't really care later.

Agent 1 : Looks promising, sounds confidence, ends up traveling overseas for the whole time for 2 months. Kept saying, he asked his colleague to follow up but only 1 or 2 visiting.

Agent 2 : Looks promising, says can help sell the house within 3 months. Lowers his own earning to 1% of the purchase price.
[Ends up 3 months, not even 1 visiting.]

Agent 3 : From a family of property agents, says can help sell the house within 4 months. Asking 2%. [At least 3 visits during 1 month] Very strong networking. [However, request owner to drop selling price by another 2% for fast selling]

My cousin ends up with Agent 3, despite extra 2% loss. Mainly because it took too long and Agent 3 found ready buyer in short time.

[No recommendation, I just heard from my cousin and share story here]

A lot of people are unaware that RES is actually a team of specialists overseas. Each handle only their specialised stages in the transaction. You have the listing agent who visits prospects to get them to sign. Then the staging agent who will prepare your property for sale. Followed by the closer. That may be why TS is confused.

dont sign any exclusive with any agent. pick 3 agents.
if 1 month no result, pick again
i pick 3, 1 very on, in the end sell off my house for a good price.

The agents said for none exclusive agents, all of them will try to undercut each others to try to close your case asap... So the best way is to lower the price and push you to take it... Is that what you want?

That's what you get with having none exclusive agents... Many agents engaged and everyone just try to cut your price to close as soon as possible... Can only say the seller asked for it...
