Another example is PR8 with sqft much larger than other condos with similar age.

We will see how this will affect the psf after PR8 TOPs.

Another example is Interlace, which has much larger sqft. We can see how this impact the psf prices.

After all, buyers care more abt quantum & number of bedrooms & overall livability rather than the psf price.

Interestingly lentor modern 4 bedder quite big (1528sqft), but sell like hot cakes. Last checked left 1 unit

Depends on layout also…..almost all new launches built compact sizes…..
Some homebuyers prefer space thats why old old Mandarin Gardens still got demand.

Exactly. Still remains to be seen how sustainable is $2000psf OCR, when the excitement and euphoria dies down, new launch turns into resale and huge influx into rental market supply next 2 years. So far, hats off to the developers for great teamwork and extracting every penny from rich sinkies.

Don't know whether our rich hwz sinkies know about their myraid of options available < $2500psf, covering the entire island. All so fixated on and excited to contribute to developer manipulated new launches.

yes….new launch become resale upon TOP.
And if suay suay TOP during downturn/lull period, then no TOP premium also.

I too wonder looking at this map how a future potential resale buyer of J'den will think it's a great idea to pay 2.6-2.8k psf (+200-300 from the 2.4-2.5k ish now) when at that price you basically can choose any of these locations haha.

Because new ma… sinkie like to buy new, come TOP all owner start at same benchmark

buy resale, some owner start at 1.2k psf u come in at 2k psf, next time want to sell difficult to make money man
