Seems like JDen units are larger based on the following details released.. The 2 bed + study design is different from other recent launches as well.. Assuming average launch price is at 24xx, this will hit close to 2 mil.

Why put the study room between master bedroom and toilet ??

Why have kitchen along the corridor instead of it being at one side?!

Floor plans are rather large and inefficient at a time where psf is at all time high

I think they advertise as non-PPVC. So the study is there so people who need bigger space can hack it.

J gateway average psf already 19xx psf.

My expectation for average launch price should be around 24xx psf. There are many very high floor units which will likely cost 2500psf and above.

Start from $2100 psf is confirm for the 4BR. Then add $10-15 psf every floor. Top floor is probably $26XX psf nearly $4m.

I think smaller unit like 1BR and 2BR sure start from $2300 one.

3 and 4 bedders $500 to $600.

Before gst. Doesnt look palatable....shave off a big chunk of the rental already
