The future plans and model in capland sf looks impressive. 👍
Let's see if they will go gung-ho to become the master developer for the GLS plot surrounding J-Den. If they clinch it, they can then control pricing for that whole area just like Guoco-land with Lentor. Then their next launch after J-Den can price at 3k psf like OHV.

Most are buying for investment and not for own-stay.

The tenant profile will be those who do not drive and work in Jurong area. Quite a large pool.

for those own-stay buyers, they do not drive and likely also work in Jurong or Buona Vista/One North area and wholly rely on MRT for transport.

There is a clear pool of demand for tenants and for own-stay.

I agree LakeGarden is much more “liveable” and pleasant to be in, and it attracts a larger % of own stay buyers
Good point. But not forgetting by 2030 we will see a large workforce moving to Jurong (PUB/MOT/LTA/MND). Coupled with the potential location of a future HSR, makes this a huge future transformation area and can wait for future appreciation while you lease or homestay

Is this move timeline by the ministries confirmed as I have not seen this reported anywhere else.

PUB is oredi there..MOT is not big. The entire of these org are not rly big.. it's more to move out to free up Alexandra, TP higher ses areas

It’s been a long time ago that they mentioned the government offices will decentralise to outside CBD… most of them have already moved: http://sgpropertypeople.blogspot.com/2010/03/st-relocation-of-govt-agencies-good.html

MND with BCA etc already moved to Jem some years ago..

Open secret bah. Gov knows prime land is always more desirable - only mas, edb etc. Should be in the cbd given their needs to engage big companies

I'm aware of those past moves since it's just portions of those ministries. What I thought was the grand plan to truly centralize the entire ministry in JLD like they announced previously.

They only said MND, AVA, BCA would move, never said whole ministry + associated stat boards moving together… in the news already clearly stated URA (which is under MND) is not moving

I think what is confirmed is PUB/MOT/LTA/MND - which is currently housed at Novena/Alexandra/Hampshire/Maxwell, and maybe HDB as well that had always been rumored to move.

based on my estimation, this is minimum 10k workforce, since LTA already has 5-6k housed in their hampshire branch which takes up a big piece of land

Actually after reading thru the GLS documents, it does seem that JDen will be plagued with non-stop construction after TOP from surrounding sides at different times. For example the ITH is expected to complete by 2027 and the temporary bus interchange is expected to be in use until 2028. That would mean Plot 2 which is beside J'Den could see construction happening from late 2028 onwards with plot 3 which is in front of ITH commencing 2030 onwards. Plot 1 which is at Genting Hotel side will be the first to be developed likely from 2026 after the site is awarded next year. The big unknown now is the Regional Library site and what will happen after it moves to the ITH in 2027. That plot has the same plot ratio as Jden.

In summary, Jden residents could be enduring non-stop neighboring construction from TOP in 2027 until well into mid 2030's.

Waiting for new HDB flats here. To resell at 1m $…and support the private 👍

Check to see the sf. The floorplans were one of the most efficient so far, little wasted spaces etc.

However the white sites surrounding it are a concern. You’ll never know how tall or close the newer buildings will be.
