KR the serving is big,value for money I guess.
I eat the ice cream and waffles there. Waffles texture is horrible and the ice-cream tastes super artifical like those mixue ice-cream.

I had to go to another ice-cream cafe in Marina Square to eash the taste, got 1 cafe called Betsubara. I eat their ice-cream after the horrible ice-cream at KR.

Actually I feel that he can consider those older kind of malls like Bukit Timah Shopping Centre, City Plaza, Queensway Shopping Centre and Katong Mall, etc. where the rent is cheaper one.


I went to PSP HQ last saturday, Beauty World MRT Station nearby really got a few of those malls. Some stalls are empty, alot of tuition centres, etc.

I think will have people going there especially just to support him, since is very near a MRT Station.

City Plaza also near Paya Lebar MRT, the crowd actually not bad.

Demands are from the tiong chains, etc. As mentioned, they want to come SG to park their wealth. Real estate is like the most popular way for them to do so.

They can tahan the high rents as they want to wash their money here, unlike a lot of the businesses, etc. out there. In case if anybody don't know, we are unofficially considered 1 of the top money-laundering hub in the world.
Bro you want to count how many China chain restaurants there are in Singapore compare to how many units up for rental? Miniscule %

It is call sunk cost. Lease to shop first year maybe charge them 10k. Second year once they finish Reno establish customer base increase to 15k. Third year increase to 20k. They already pay so much for Reno cost cannot anyhow move. So landlord woon woon Jiak bee Hoon.
This one I don’t know. I only know those shop that got many customer one I see them 1 location for decades. Those that swat fly one after 1 year already close down. Is it due to rental increase like you mention or they just no customers?

Just went to eat, surprisingly the food was good. Ordered their truffle pasta, my friends (2 of them) ordered Wagyu burger and Creamy Tuscan Butter Salmon. Tried a bit of the salmon and wagyu burger, standards are there

But have to say their price slightly on the expensive side, no different from the typical restaurant chains liao since got GST + Service Charge. (Same like Astons and Collins, etc.)

Their fried tenders was overfried though, abit hard. Feedback to their staff.

Ambience is good, suitable for colleagues to go there after work to slowly sit there drink wine. Got WIFI as well.

It is better than the likes of Kenny Roger standards, I have to say.

Actually the staff there asked me where did I heard about the stall closing down soon, said that in the afternoon got another customer also asked.

Seems like it is Not closing down, at least for this year ba.

I can share that the unit has been out there for lease for a while.. since an existing tenant has first right of refusal, this means that the incumbent chose not to renew.

To my understanding, should vacate by August.

Well folks, I heard news that Orange & Teal - Rochester Mall 35 Rochester Dr, #02-12 Rochester Mall, Singapore 138639 may be closing down very soon!

Can grab your last cup of coffee or meals there. :o

if he had won the sembawang west smc, will also close down or not har? :o

If u r PAP enemies, biz shun u, see even town council managing agent also refuse to work for WP wards when they Sengkang took over... And what more to say about Aljunied? The AIM saga... So evil is the PAP 's outgoing town council, that even judge rule it with leniency...

WP must be managing their town councils well if can retain Aljunied/Sengkang/Hougang.

Even the gerrymandering did not really affect Aljunied GRC's % alot, they moved a few of Faisal's orgliginal Kaki Bukit ward and a fair bit of Gerald's ward to Tampines - Changkat.


Think WP relies a lot on their volunteers one, LLL now still quite involved with SK Town Council. If Jamus moves out in 2030, can foresee her standing in the GE.

Nowadays with the skyrocketing rental prices, starting from small and slowly growing up outlet by outlet is not commercially viable for most small businesses out there.

You have to pump a large amount of capital in the 1st place, then immediately start big in order to obtain economies of scales to cut costs.

And also need enough capital to fall back on, if in the event of sustained period of poor sales. Need to have enough cash to tong for the period.

Unless you tell me the stall is for money laundering, thus no need to mind high rent and just stay 1 store all the way. Or owner willing to just tong all the way until his/her savings fully depleted.


Hence, most of the stalls you see at shopping centres, etc. now are those chain stalls.

For example, Saizeriya got a central kitchen and open 30+ outlets all over SG in around 15 years.
And also, they got enough capital to fall back on in the 1st place.


Nowadays most of the shopping malls (Malls REITs) are mainly made up of those chain stalls liao.


Those unique ones need to find those older kind of shopping malls where rental is cheaper but still got enough traffic e.g City Plaza/Bukit Timah Shopping Mall/Katong Mall/Queensbury Shopping centre, etc.

Beauty World MRT nearby got a few of these kind of malls, perhaps CSJ can consider opening 1 outlet around the area.
