Cos at that price, ppl can buy core orchard alr. Rumours has it Kopar avg psf2300psf

Which means it will be somewhat similar to M’s psf-pricing? I hope not...

I’m guessing lower @ average 2.2k psf (especially with lower land cost). Ultimately, the size will be bigger so they need to keep quantum affordable

Yes true too, this plot of land is affected by the new ruling size of 85sqm avg. so perhaps u may be right at avg of 2200psf. But then again this is D9, when other older resale props are also 2000psf it could be 2300psf but we shall see.

I feel that the M is an outlier though, I can’t really understand the developer mindset until I see the avg psf price, it’s such a prime land should have constructed sth iconic. The other possibility is they just want to finish selling ASAP, to save marketing cost etc, to cover for Gardens Residences whereby they would likely be hit by taxes for unsold units.

If one were to compare both Garden Residences and the M, the M pales in comparison (maybe aside from that biometric lift recognition system that the M has)

I saw they build very fast for The Garden, should be able to complete next year. I think their strategy is to let buyers see the actual unit and sell.

Saw some adverts on Kopar today. How true?

Launch 28 March
Average 2,450 psf

Indicative price from 1.0x mil.
Smaller units likely 26xxpsf.

Looks like not really 26xxpsf because the smallest unit starts from 517sqm.

Looks like not really 26xxpsf because the smallest unit starts from 517sqm, if indicative prices are accurate at 1.0xmil, it could be closer to 21xxpsf.

The biggest 5 bedroom units are at 1818sqm would guess the quantum would be under 4mil which could mean about 19xxpsf.

But again, there should be a couple of units facing BT road (noisy), so let’s hope the psf doesn’t escalate too quickly

Kopar is developed by CEL, same developer as Park Colonial, which Park Colonial has units gg at $21xxpsf which makes it abit puzzling it would launch Kopar at $21xxpsf too. But that was the same for Wingtai launching the M at relatively affordable quantum.

The boutique - mid size freeholds in the vicinity are at 2-2.3k ish PSF ...

If 2.6, will people buy? There is a difference though because they are in different districts despite being one street apart..

2.2 - 2.4k might be a good entry point...anything more will be.. mmm... land size is big though, for that area.

I don't understand what's so good about the area and hype, I personally hate the location, the jam is horrible
