To be honest, though there’s rentability for kopar, however based on nearby condo like L’viv one bedder is now commanding rental about 3k. Not forgetting minus off $400 For maintenance fee, the gross rental yield is below 3% (based on 1.0xmil). Not really attractive imo. Nevertheless, still will go and see see look look.
Yup I based it on L’Viv, Vida and The Vermont. Do you think there’s a chance of getting higher rental? With Kopar coming with full fledged facilities, nearer to mrt, newer etc.. or would it be the same due to having a lot more ‘competition’ as compared to the other developments?

Ya. Entry price is high(er than RCR, some may say rightfully so), yet the rental $ amount isn’t high... I am still thinking about it. Then again, it is a prime location with nice facilities.

Agent never tell me whether I got a slot for this coming Saturday. Haha, have then go, don’t have then it’s ok :s13:

Though there are quite a number of condos around the Newton area, the saving grace is all these condos are smaller development comprising 100-200units mainly.
At most probably highest can only go up to 3.2k based on guesstimate. But yield still doesn’t look impressive. That’s y since the first day u r here, I keep nagging to u about the $400 maintenance fee for 1 bedder. :D

Agent won’t know yet, still waiting for developer’s call. There will be some slight adjustments to the time slots, will be confirmed starting from tmr(not sure by batches or what)

No choice leh 7 pools, 38m clubhouse and 1-1 parking :s13: felt like they could do away with the parking tho 80% should be more than enough already looking at the buyers profile

I felt so too.
1 to 1 parking lot at that location is not really necessary. That can provide an option to help lower the maintenance.

In terms of capital appreciation, there is still potential for upside if entry price is around 2200 psf?

I put forth to you trilight condo, arguably in a better location (no need to cross major roads) completion year 2012, freehold, popular with angmos, is selling at an average of 2200psf.

You can scan around the many FHs on the other side of the road, the side with the mrt, and make a decision on whether you think this LH will ever catch up to the FH's resale price.

Trilight unit size is a lot bigger though, so Kopar is still more managable on quantum basis (but smaller units)

Potential upside for the precinct if they ever rejuvenate the Newton area (especially at the MRT itself), but Newton Circus isn’t the quietest place to live near

Yes, I went to look at Trilight after the other poster mentioned. Unit sizes and quantum is much higher, so this will have a different target audience...

They make a valid point, still

But like I have mentioned, this area caters to the rich historically. Now you position Kopar, a LH, smaller area per unit, not the best location in this district, basically a mass market condo, in an atas area but psf wise isn't that low.

I guess it caters to a different crowd, perhaps the less affluent people who wants to be in this district because of the schools nearby. If this is the crowd you are after, the one and two bedders are out, which puts you at the 2M bracket and above.

Might be because the smallest 4bd type 4D2-G is directly facing main pool also, therefore minimum indicative price is higher. Stack 10’s psf should be lower

Just hope they able to sell 4br out but I doubt so with the current psf for it
