The good ones were all snapped up early, advised bro sinequa88 that stack 13 05-13 was good earlier on too, and was also saying that the low to mid floor would be snapped up soon 22xxpsf for premium stack 2 bdroom deluxe is pretty no brainer. Would expect 02-13 to be sold really soon. Wouldn’t say the same once it crossed 2450psf.

similar quantum to Kopar for 2BR+study basis... looks like that area is going to be quite steady with rail corridor etc

Bro, Mayfair Modern is at KAP MRT (blue line) 21xxpsf vs Kopar Newton (blue and red line) 22xxpsf, which will you choose objectively?

Kopar vs The M is more difficult to choose but Mayfair vs Kopar quite easy to make a choice though.

I remembered back then, its cousin mayfair gardens (by same developer) was launched at a cheaper price, and there was fair take up. Mayfair modern nearly had no sales due to it being just next door but priced higher (supposedly with better furnishing).

When you mentioned and I went to check, seems like recent sales were offered at a discount. Would be cautious about it..

Anyway, that area perhaps really you would only want to consider if you have school-going children attending schools there. The pri sch there (mgs?) cant really enrol just by proximity, will need to be alumni.

I personally had remorse too missing a “good buy” cos of discomfort but such is life, worse was I looked at Commonwealth Towers before at 15xxpsf finding it expensive!

Need to be realistic too, if looking for CCR new launch can’t expect it to be below 2000psf- at 21xxpsf it was quite a bargain already, likewise don’t think RCR would go below 14xxpsf and OCR not below 11xxpsf.

Mayfair Modern is a lot further from CBD...

But if you’re keen on it, should keep a close tab since Oxley will probably give discount. Company doesn’t have the strongest balance sheet and cannot afford to clear units slowly

Haha better not say that else hola says u are trying to paint a bullish pic!

It’s a life lesson, I honestly don’t see Kopar those who enter 22-23xxpsf would regret. Curious did 02-13 get sold yet?

Basically when such scenario happens, u know that most buyers are buying for location and for investment.

Don’t feel sad missing the 05-03, at 23xxpsf, though the price is not obscene, it’s neither a steal either. U must treat kopar as D11 and not D9. Newton is always the poorer cousin compared to Orchard.

I personally feel more wasted to miss out the M at 2.2xxpsf.
Greater potential in D7 compared to kopar, this is based on masterplan and my 2 cents.

agree! there was a recent IPO of its fixed income securities and all my clients pulled out because of its high leverage.

i just checked squarefoot last 6 months' transaction: lowest 1615psf, highest 1949 the rest high 17xx/18xx


its already painted haha


How do yall find kopar's surrounding condo's performance tho? i find it quite scary tbh, can't tell what'll be a hit/miss over there. Nope 02-13's available

but he didnt like 04-13 and at 7pm i think it was still available he didnt give his buy-in

Many will prefer midtown modern location than the M. This is because midtown modern is nearer to Bugis mall and mrt.
But Im a little different, I prefer the M location more. Probably it’s further away from Bugis as I don’t like Bugis. Hehe.
I prefer property nearer to suntec. That makes south beach a few tier higher than the rest.

Midtown may be 200psf more than M. Then may not worth a few step closer to mrt
