IMO, not likely to go thru… $17-18xxpsf for lakeside quite unthinkable, can get JGateway at that price.

It’s hard to believe, but there’s a 2b at Lake Grande (TOP early 2020) transacted at 1710psf in July. I think average around 15xx psf. If this en bloc go through, likely TOP 2026. I think a 2xx-3xx psf premium is easily justifiable for a 6 year diff in age.

Quite a number of major employment hubs in that area, so I do think that demand will be high. Plus the proximity to Lakeside MRT & Jurong Lake/Chinese Garden is a plus.

Chuan Park also enbloc. But the price diff is so great.

Maybe when comparing with Chuan Park, buyers will find Lakepoint more affordable

2 bdr @ 1710 psf. How big ? If bird cage type then dont compare lah.

Ok, i add my 1 cent. Lakepoint will definitely get a number of bids, even abit higher then the asking price.

1) Demand from westies to upgrade
2) More palatable all-in price
3) Near MRT but not near enough to be allergic to.
4) Can increase the number of units from 300++ to 700++?

Lakepoint Condo WILL get quite a number of bids. Price points up to how positive or negative the bidders, you are not the bidder. Negativity fails the forward journey

I expect LP to at least get one bid, most probably coming from developer that have some stakes in the JLD transformation.

Due to its 1.4 plot ratio construction cost should be manageable, but also a drawback on views to the lake. Should be able to find support if launch at $17xx psf.

I also think this has a very high chance of going through. I think the GPR will be enhanced to at least 2.1 ?

Likely more than 1 bids, with highest bid above reserve price. 17xx psf is priced to sell, at least 60% sold on launch day if launched at this price.

22th Dec, 1 more month to go !

Good chance of en-bloc here. 17xx launch price is reasonable. Even though LP is further from city, it is a newer development than the above & closer to MRT without MRT noise.

Need to add...time to mrt, very subjective... should indicate distance to mrt because some people can fly and glide when commuting to Mrts, just like throwing stones from condo to mrts, suddenly we see Olympic level of prowess

Guess more “sound” than the others just based on reserve price alone… developers are not stupid .. 😒😂
Should have some bids..
