Need to add...time to mrt, very subjective... should indicate distance to mrt because some people can fly and glide when commuting to Mrts, just like throwing stones from condo to mrts, suddenly we see Olympic level of prowess

I don’t believe the distance. Go by # of steps to mrt … to mall … I base on that …

sometimes 600m but when walk twist here n there , around the garden.. become 1km. 😑😑

Best is try for yourself.

Who knows some are Olympic masters in the making when it comes to throwing stones or covering distances..

Anyway, the one buying with his money.. it is the persons call...if don’t even do such legwork... I never trust those description provided by sellers.

your 5 mins can be my 15 mins, like one presenter said, my legs are longer and faster than yours...

Personally, I prefer time because distance does not include time taken to cross a traffic junction or time taken to cross overhead bridge. But It's better to have both. Anywhere above 500m is not considered near, and most likely will take a bus to MRT.

TV & WG launched in 2018 at average 1399 psf & 1388psf respectively. That was >3 years ago, and is no longer representative of today's market. The MRT station is only 'rumoured', even if it goes through it is likely only to be completed in 2040s, too far away.

WG most recent transaction for 2b already hit 17xx. So this is another point that favors this en bloc going through. As it was already fully sold, I did not include it earlier.

prices seem to be hitting new highs

The thing is recent gls and en bloc. While prices seem high... they are not excessively high (like slim barracks and Thiam siew, JAB etc are in the reasonable range, IMO) and developers are smart enough to spurn those overpriced land...

Like in my last post, buyers should try out distances themselves...indeed those 1 km and above are seldom considered near..

Think the fair value for this Lakepoint site is closer to $8xxpsf/ppr, expected selling price $15xxpsf.

If Low supply area, near major employment hub land sale can’t hit a reasonable 9xx psf. High supply area Dairy Farm & Lentor are in trouble.

Guocoland & UOL can start to plan how much fair value loss provision to set aside for their Lentor & AMK land
