if Lendlease values JEM correctly before selling, there is no reason why the price will shoot up. It will only shoot up if the REIT is able to buy JEM cheaply from lendlease, but why would lendlease want to sell it cheap? lendlease shareholders would surely vote against the deal...

Lend lease is quite big
Below a certain threshold, lendlease shareholders don’t have to vote
But then again, it really depends on the valuer’s valuation method
