TID is a joint venture between property developers, Hong Leong Group and Mitsui Fudosan since 1972 and GuocoLand Limited is part of Guoco Group Limited, owned by the Hong Leong Group. HL wanted to cement their presence in Lentor

Glad to see there aren't any freak bidding results for this 2 Lentor GLS sites. As expected Guocoland put in a defensive bid and most importantly you can see why Guocoland land won the previous Lentor parcel as a joint venture partner. Now all the partners have a vested interest in Lentor area and won't allow anyone to win any of the sites with a "freak $900psf bid" which is why we see Hong Leong and Capitaland all putting in bids. Now that a China developer has won one of the sites, you can be sure they will be putting up a defensive bid for any future Lentor GLS site. More and more developers with a vested interest in an area only mean one thing....

2 important implications from yesterday's results:

1) Lentor Modern purchasers will be more embolden to pay above $2100psf for Lentor Modern launch this weekend. I've always said why GuocoLand was smart to launch Lentor Modern only after yesterday's tender results. Yesterday's results have vindicated them. They were confident their developer friends will bid the prices of these parcels up, thereby benefiting them.

2) Developers are not charities. Anyone thinking developers will win future Lentor GLS parcels cheap AND also sell the units for average price less than $2000psf needs to get real.
Yeah, because developers all know how easy it is to pass the land cost down to the suckers.

This property market is clearly one manipulated by the mighty developers.

wen lousy places price increase, and good places price stay stagnant cause rose too much already, ppl shd just buy good places condo

Yeah, because developers all know how easy it is to pass the land cost down to the suckers.

This property market is clearly one manipulated by the mighty developers.
If you can't beat them, join them and make money with them!

If this plot is overpriced, buyers will likely suffer?

according to EC, there are only 2 or 3 bidders meaning that most developers are staying away.. oversupply and overpriced because of monopoly play?

visioncrest just opp Istana? Last transacted is similar psf to Lentor…. Freehold…. Opp mrt too…
difference is Lentor vs dholby Ghaut.

I find it insane to pay 2000psf for Lentor. I live in Lentor for more than 10 years…. But what do I know, I thought amo residence is insane pricing too

it is a matter of being ‘sucked in’ whether can exit easily and after how long...

Those who think alternative would look at resale.

those who are happy to be sucked in will be... let’s see how it pan out in 3-4 years...

to me, Lentor is very very ulu, some may think otherwise.

Opposite Istana got what nearby pri schools? Maybe St Margs…. Even that is now in holding school in Matar road and not moving back till 2024 at the earliest.

For young families looking at condos, 1km to a popular school is one of the key criteria. AMO stellar sales was driven by the fact it was 1km to Ai Tong & St Nicks. Love it or loathe it, location of schools is a major driving force for property purchase in SG. With the new changes to pri 1 registration, this is even more evident.

Hearing about AMO from someone vested in AMK, need to take with pinches of salt...

although I must admit for the same psf, likely to choose AMO over any of the Lentor development

Pri 1 registration rules can change like u said. Just think... u think gov will let pri 1 entry be decided by location long term, aka rich people who can afford high prices.

Not here to debate Orchard road vs AMK condo. My point is parents with school kids will want properties within 1km to popular school to maximize their chances of getting in. It doesn’t matter if the condo is in Balmoral, Bukit Timah or Bukit Batok.

If you’ve been following pri 1 registration over the years, you will know the rules are changing towards families living with 1km of the school compared to in the past where Alumni kids who could be living on the opposite side of Singapore but being guaranteed a spot. Those rules are here to stay because MOE wants kids to be living close to schools. That’s also why you need to live 30 months in the address you used to register for the pri school. It’s MOE’s version of MOP. Who knows maybe in future MOE will have a 500m - 1km distance category.

what do you mean by how? as far as i know, its already fully sold. I think price in the range of $19xx to $2200 psf depending on when you purchase. all are public information. TOP is mid of next year

Last time see seaside residences 1.6k psf, Wah so expensive! Fast forward 7 years now sell at 2k psf so cheap! 😂

As long as got school will have future demand one la, still look very expensive to me, but who knows maybe become 2.7k psf in 7 years?
