Err…I think u got it wrong already, the trend now is, the further away from orchard, the better the property. Thus more expensive :(
Nearer to orchard means slum property. :(

he was asking your question, why not consider nearer to orchard like Newton, novena and River Valley...

Fair enough Psf May seems high for Bedok and Lentor launch.

When it comes to quantum.
$1.8xm or sub $2m quantum can get decent size 3 bedder in city region?

he mentioned buying JS subsale/resale makes more sense than Lentor ulu, brand new, can stay or rent out immediately, good schools within 1 km etc..

again different perspective...

I think the new launches that I bought in 2017 also didn’t appreciate as fast as the resale I sold. :(
So not necessary die die must always buy new launch, trust me 🥲
Lesson learnt :(
Maybe we just look at a few new & resale condos in my area to see the difference. All 3/4-bedders average price between mid 2018 till now :

Bishan Park Condo. $845 to $1100 psf (30%)
Gardens at Bishan. $1080 to $1460 psf (35%)
Panorama. $1440 to $1880 psf (31%)
Jadescape (New). $1670 to $2050psf (23%)

Even if Jadescape (one of the better performing projects) raise another 5% at TOP in 2 months, the gain is still less than those 25/30 year old resale condos in the same 4-years holding period !

Maybe all the people on HWZ pumping ulu places are actually hired by the JB developers. Ultimate plan is to "make JB great again" :ROFLMAO:

Anyway, to the benefit of any savvy investor that capitalises on the relative undervaluation of prime areas.

I was very surprised he mentioned Novena, Newton, etc. It takes a deep understanding of the market to know those are the best spots right now.

Maybe the shrinking price differential between prime and ulu (I'm trying to avoid saying CCR and OCR) is becoming very obvious to everyone now. EC mentioned, Edgeprop had article, papers had an article recently also.

the problem of the Novena and newton condo is mainly due to small size the project , low volume, easily losing money, and too many small projects in those areas, resale buyers have so many choices

You can see it in another angle too :

If you count interest payment, you also either get rental income or you save on renting expenses. For BUC, you don’t get to enjoy these options even when you pay lesser interest !

Yes, it’s a very exclusive area. Not mass market which is what EC usually talks about.

Where do you get the idea they are losing money? Residences @ Evelyn, Trilight, Newton One, Newton 18 - have all had almost 100% profitable transactions. Gains of 800K to 1.4M.

Owners in Newton area have been getting windfalls.

are you referring to new launch boutique Freehold? Those almost sure overpriced, but everyone knows that it’s better to wait a few years and get those at a bargain price after TOP.

I think the reason why many people consider new launches and mass market is because it is much easier to estimate the fair price compared to a resale or boutique project. There are many factors with a resale and/or boutiques. And boutique projects have an added risk of not having many transactions. Even if it is easy to see that the unit value should be higher if no one pays that price then you aren't realizing it.

There are many factors with a resale and/or boutiques. And boutique projects have an added risk of not having many transactions. Even if it is easy to see that the unit value should be higher if no one pays that price then you aren't realizing it.
Mass market heartland condo is usually bought by sinkie for self stay. They r usually not as highly mobile as the foreigners/investors who buy into Lux segment for investment and can suddenly sell at a loss when they decided to pack and go the next day or move their funds to somewhere else.
So that’s y mass market condo usually won’t see any firesales because most sinkie will hold their fort until their last breath when they see their unit not making much profit. So they might as well just stay on.
Buying resale is another skill set altogether and one needs to have some property knowledge and a lot of due diligence done in order to determine a hidden gem in resale.

There are boutique cCR that make money as well as illustrated in the video I mentioned earlier.

Example of meaty meaty resale

HIGH PARK RESIDENCES 5 bedder

1st owner to resale seller > Earned $451k after 4 years SSD. Pre-Covid

Resale seller to 2nd Resale seller (sept 2022) > Earned $400k after 3 years SSD.


Maybe owner pump in 200k into reno? Should get mean data for the project.
