Oh, just checked that lentor and amk gls both on the same thomson line, goes direct to orchard. Lentor and mayflower just one stop from each other, while lentor mrt is effectively just below this development (sheltered), amk gls still need walk 5-10min to mayflower leh.

$1204psfppr is the residential land cost? Or average across the retail area of this land too. Means near $2k psf launch.

Surprised to see Guocoland bidding so high for this site. Either they are very land hungry or they are very confident with the demand of this site.

Their bid is almost twice the price in psf they bidded for Penrose, which is supposedly nearer to town.

Lentor Grand Residences or Lentor Place Residences...atas name can sell 2.5k psf

i guess these kind of smaller sites can attract more smaller to mid sized developers due to lower quantum, thats why JAB only have 3 bidders coz one need to have $2b+ working capital to bid for land and develop the site

if Lentor can command 1.2k psf, then FEO or wingtai will be very lucky to get JAB at same 1.2k psf..but they are bound to price JAB new launch above Lentor and AMK, $2.3K PSF minimum
