Lentor Grand Residences or Lentor Place Residences...atas name can sell 2.5k psf ☺️

i guess these kind of smaller sites can attract more smaller to mid sized developers due to lower quantum, thats why JAB only have 3 bidders coz one need to have $2b+ working capital to bid for land and develop the site

if Lentor can command 1.2k psf, then FEO or wingtai will be very lucky to get JAB at same 1.2k psf..but they are bound to price JAB new launch above Lentor and AMK, $2.3K PSF minimum

Are the developers trying to create new record highs as a testament to their financial strength?
if you look at overall demand supply situation, and the supply of GLS land sales this year, plus inventory and land bank of developers, more or less you can tell why there are record bids going around.

It isn’t hard to guess when seeing some existing projects with cockanathan price that can’t sell in the past starts to see brisk sales lately and even can increase price.

A visit to propguru all starts to ask much higher in resale market.

Looks like if this situation continues, a new CM is inevitable :o

Said so right, if aMK ulu going for 2xxx (some say 22xx to 23xx psf) ... Lentor is like 24xx to 25xxpsf??!!🤷🏻‍♂️🤷🏻‍♂️🤷🏻‍♂️

last cycle during the massive enbloc, I still see glimpse of hope in new launch.
Unfortunately, not this time.
I can’t believe after lentor’s tender results is out, pple r saying PR 8 looks cheap 🤣

the real cheap ones r probably those CCR FH resale :o

That’s why if crl west coast mrt has a mall and condo integrated...confirm 2xxx psf only how high are the xxx...

All will take Lentor as reference..

yea if look at recent resale caveat, there are still condo in devonshire area selling at 21xx PSF, FH D9 somerset, move abit down from killiney you have condo along martin road, or pier at robertson at 2k psf. Near SG river have tribeca, cosmopolitan, trillium at 2.1k psf FH..all damn nice siah why ppl want AMK or Lentor.

Hehe, after seeing the Lentor land price, suddenly I got a urge to ask my big boss for a 40% pay increment. Else, how to keep playing this kinda new launch musical chair game :o

1) new launch always more satki and smells good I guess.
2) first buyer confirm won’t loss money.
3) I get to compare AMK today, tmr I get to compare Lentor. Thus PR8 looks cheap today and amk looks cheap tmr :o

Mind- boggling what the Developers crystal balls are revealing... prices will Chiong for another one year since those who won gls likely to launch after one year or so...

Developers predictions next year with willing buyers:
AMK ulu can launch 22xx psf
Lentor can launch 25xx psf
The bulls continue.....

Unbelievable, buyers must be really, really loving OCR so much😍😍😍
(OCR has size restriction some more, meaning quantum will be high as well...💪🏼💪🏼💪🏼)
