$21xx psf was before CM when those videos were produced. Now GuocoLand will need to find ways to launch a certain % of units below $2000 psf for support.

The only trump card they have over the upcoming 4/5 plots : integrated with the mrt, control the amenities in that area and dominate the northward reservoir view.

I was thinking if now u have a HDB will u still pay ABSD to buy private prop? I doubt so given that ABSD is now 17%, 5% time maybe still acceptable..

this bro is married and owns 2 properties, one hdb and another private...my assumption is he owns one spouse owns one...

therefore. If he wants to buy Lentor or SB. He needs to sell one.

what is your assumption? Maybe you know better since he lives near you.

Wrong. Both in our names. So no point to sell only HDB !

Yes. 7% in late 2017 for a $1.3m condo. I paid because have good profit from a sale and want to stay invested.

As we have no plan to sell our HDB, we feel no incentive to decouple for the condo purchase. But there’s another reason :

After holding on to 3 houses for a decade, we felt that too risky and need to diversify. Thus if get third property, we will buy shops or business park units instead.

however, your other unit (let’s call it private investment unit), you also cannot sell as you need to pay absd again if you buy after selling... meaning you are in a locked situation.

those who decouple can use their investment unit to buy- sell- buy-sell...(some say can make xxx,xxx every round)

hope you have considered this...

Both our names are in the HDB, so we will be in a lock no matter what.

Maybe it is my own belief that one do not sell away a home that brings you health & wealth !

dont listen to those youtuber that advocate constant buy sell, to me its a fallacy and not proven by numbers for investment return

Lets say if one do a buy sell every 4 years, the total returns on average is 15% or $200K for a 1.5M unit, $300K for a $2m unit which is a generous assumption, considering the fact not every investor can achieve such returns across all projects. This mean the annualized returns is 4% per year, or nett 2.5% after factoring in 1% BSD and 0.5% agent fee. Note i have yet to include financing costs or other administrative fees including legal, and most importantly the cash at NPV since it will only be received in year 4 and need to be discounted.

now lets say another investor pursue a rental income strategy with rental yield of 3.5%. After deducting income tax, property tax and maintenance which is about 0.5%, 0.2% and 0.5% respectively, the nett yield will be 2.3% and the cash flow you get over year 1-4.

To me alot of youtubers or agents who promote new launch or constant buy sell didnt give alot thought on the investment case and the comparative risks. Their aim is to get you to transact for commission, or sell courses or mortgage loan, and may not represent best interest of buyers.

Yes, I agree with you. There is a vested interest there. Plus there is a 4% Buyer Stamp Duty & a 2% agent selling fee.

However, there do exist properties where new launch price is really attractive & the upward price potential stagnates after TOP due to less favourable demand/supply dynamics after TOP. Example is High Park Residences

For investors pursuing a pure rental income strategy, well managed REITs (eg Mapletree & Ascendas REITs) are a much better option due to 1)More Liquid 2) Lower Quantum 3) Less effort needed 4)No BSD, agent fees etc 5)No income tax & Property tax.

not saying all new launches are bad, but one has to internalize thinking and compare the annualized returns in numbers, not just based on hearsay. i believe in reits and 90% of my equities portfolio are in STI index reits, however property give you leverage and the long term enbloc potential upon exit is also another upside.

End of day balance is key, i dont believe in saying one asset class is better over the other, its about lowering risks for best returns

However, I would like to highlight that the sky the limit for equities. Singapore equities is somewhat weak as the most listed has limited market size -> limited upside.

No such thing as higher risk = higher returns. Its all about knowledge and understand what you are investing in and having a long time frame is important for any investments.

agree and it depends on investment objectives too, for me i only target 5-10% PA from my reits, i am vested in US tech peers but valuations are getting expensive and i dont want to be caught in any correction so have shifted all to reits. I have tried options too but i dont like to be bound by expiration date and i prefer trade the swings.

end of day knowledge is key, one has to get exposure beyond real estate and familiarize oneself with equities, options and reits so that when one door closes, another one opens. Otherwise next time if government announce new CM that prohibit decoupling we all can eat wind already
