I fully agree with both of you that bidding will be less aggressive and cautious. But I don’t see how GuocoLand will not defend its turf and let the smaller Jan 22 plot slip below $1000 psf.
I do agree that GuocoLand need not be too concerned with their Lentor mix site.
For the next 1 or 2 adjacent sites, they just need to put in a defensive bid of $1050~$1100 psf. For big developers controlling the land supply means they will have some level of pricing power.
$1060 psf ppr.
I hereby declare that I am not part of Guocoland bidding team. Just a lucky guess ! ☺️😉😎

They are trying very hard and paid 6.3% higher than next competing bid. Can they continue defending, with 3 more land parcels at lentor? Only 4 bidders for this Lentor site.. it will be very tough. Other giant UOL bidded 150psf lower! I foresee the next site will sell for less than $1000psf.

I hope guccoland is not getting themselves into hot soup by being too entrenched in Lentor. Guccoland shares are near their 10 year low, investors clearly not confident with gucco's plans for lentor.

Sim Lian Land and Sim Lian Development joined forces, placing the second highest bid of S$551.8 million or S$997 psf ppr.

This was followed by a S$508.3 million or S$918.53 psf ppr bid from United Venture Development (2022), which comprises UOL Group, Singapore Land and Kheng Leong Company.

GuocoLand group CFO resigns, GuocoLand Singapore CFO Andrew Chew appointed as replacement​

GuocoLand group CFO Gregory Sim has resigned, with his resignation to take effect on Dec 31.

Sim has been group CFO at GuocoLand since August 2020. According to a filing by the company to the Singapore Exchange on Dec 22, Sim is stepping down to pursue personal interests.

CFO resigned recently. Obviously many internal conflicts within Guocoland.

Both our names are in the HDB, so we will be in a lock no matter what.

Maybe it is my own belief that one do not sell away a home that brings you health & wealth !
I have the same belief too. many successful businessmen keep their first shop or office that started their business. example like sheng siong

So many plots of land in Lentor coming up next. Would be interesting to see how many bullets they have to keep defending

Do not underestimate these developers’ power. You can see that Guocoland is sleeping with its “friendly competitors” on this whole Lentor development. So instead of going it alone, they are sharing the pie with competitors and yet retaining the pricing power.

There is only one more site (Lentor Central) that’s worth defending, to complete their “Lentor Midtown” integrated township. And they could likely joint bid again.

The other 2 sites is either too small, inferior or much later to cause a threat !

Guccoland die die has to bid this one and the remaining plots in lentor area, if not their previous 12xx ppr land will become a joke...

Who is stopping Guoco (with Intrepid) to go over and bid Dunman site, while CDL (with TID) here to bid Lentor Central in May ? Diversification- yes ! Pricing power - yes, yes, yes !

Still very crazy bullish bids for the lands after dec cooling measures. Means got many rich graduates first timers buying lol.

Sure thing. They are welcome to artificially inflate our property prices with their reckless land bids.

But if I were them, I'll just let the first site at lentor sink instead of paying above market rates for the remaining lentor plots and praying for more roberts to rescue them.

The road system of this Lentor Central/Hill estate is completed now. Go take a look before major constructions start. You can see rolling hills and lots of greenery now.

No wonder I didn’t bother to drive there in the last 5 years, no flyers, no casinos but selling at midtown price arh :(
