I fully agree with both of you that bidding will be less aggressive and cautious. But I don’t see how GuocoLand will not defend its turf and let the smaller Jan 22 plot slip below $1000 psf.

For the next 1 or 2 adjacent sites, they just need to put in a defensive bid of $1050~$1100 psf. For big developers controlling the land supply means they will have some level of pricing power.
They are trying very hard and paid 6.3% higher than next competing bid. Can they continue defending, with 3 more land parcels at lentor? Only 4 bidders for this Lentor site.. it will be very tough. Other giant UOL bidded 150psf lower! I foresee the next site will sell for less than $1000psf.$1060 psf ppr.

GuocoLand group CFO Gregory Sim has resigned, with his resignation to take effect on Dec 31.
Sim has been group CFO at GuocoLand since August 2020. According to a filing by the company to the Singapore Exchange on Dec 22, Sim is stepping down to pursue personal interests.

They are welcome to continue defending. Latest bids already show other powerful developers are not so interested in sleeping with Guoco.Do not underestimate these developers’ power. You can see that Guocoland is sleeping with its “friendly competitors” on this whole Lentor development. So instead of going it alone, they are sharing the pie with competitors and yet retaining the pricing power.
There is only one more site (Lentor Central) that’s worth defending, to complete their “Lentor Midtown” integrated township. And they could likely joint bid again.
The other 2 sites is either too small, inferior or much later to cause a threat !
