No way. Likely only Lentor Modern can sustainably achieve >2k.

We may still see even more GLS here. Govt needs to have more GLS so that TEL will not be white elephant.

The road infrastructure here is already built so more GLS makes sense

Although some hoping for Lentor projects to flop, looks like agents and developers are rather confident that there are many carrots around to buy

now let’s see how many carrots there are to pay 2xxx psf for ocr (remember, we just called the ones paying 2xxx psf for PR8 ah Hai, cai tao, Robert ...

many more carrots appearing when Lentor launches...

Let’s see how the bidding go. In any case govt probably won’t sell the 3rd site under reserve if price is lower then lentor modern right?

Govt has their own reserve price likely to be much lower. Highly likely 3rd site will have bidders. Can refer to the Marina View site to get a sense of the reserve price.

I don’t believe developers will trigger the reserved 3rd plot, as the attributes is not better than the 2 confirmed plots for this May. They will most probably let URA move it to confirm list on a later date and spread out the launches.

6 upcoming exciting new launches coming up at lentor. Heard developers holding emergency meeting to collude and hold prices above $2k psf.

This is the same Lentor Garden plot that was put in the reserve in 1H 2022. They just move it to confirm list.

URA have been doing this to give public impression that there’s lot of land release for housing. If you look at the number of units on GLS launch for housing, you will notice that there’s double counting.

Pardon the previous link. Yes, u are right. But... they ADDed another site to reserve list at LENTOR CENTRAL https://www.ura.gov.sg/maps/?service=GLSRELEASE&site=1007

No double counting at all. URA is indeed releasing more land for sale. Dont get scared... :o

I know they added one more Lentor Central to the 2H reserve list.

If you look at the details and number in the URA press releases in the past 2 years, you will notice that their total number (per year) is higher due to double counting. All developers know this.

You are wrong. Even if the rest of lentor land gets sold for cheaper price guocoland won't make losses. They would still sell these for 2k+ and make their profit. It's the people who enter at 2k+ that would take the losses. Lots of bag holders ready to bail guocoland out

Already got so many kumgong willing to pay Florence at 18xxpsf and midwood at 19xxpsf, so Lentor at 2xxxpsf ok lah. :o
Why worry for UOL? Plenty of 🥕 around to bail UOL out. Only question is dunno who will bail these 🥕 out during resale. :o
