As I have predicted, lilium and gazania have an unannounced firesales yesterday. I believe it is likely due to the absd deadline.

The following are the discounted units from lilium. Don't bother query, my agent told me that more than half were sold within a day. They should have already gone by the time you read this.

Price went up so much. This discount is not very good also. Still expensive compared to other project.

Not really firesales, just discount. It has been ongoing since months ago, they do a weekly random x 5 units discount, it is still not cheaper than launch day if thats what you are wondering.

The only unit sold during launch day was a 3 bedder at $1800psf.

The 3 bedder prenium is selling at $1815 psf at move in condition for this promotion. Considering the hyperinflation, I think it is arguably better than launch day sales.

All above $1.5m which is the affordability limit of majority of Sinkies.

Rather buy any of D15 or Reserve Residences

D15 and Reserve residences won't be at this price haha. Tembusu Grand indicative is way above this, and thats the cheapest unit, and scary thing is Continnum and Dunman Grand land price is even higher than Tembusu Grand. There is also another plot at tembusu up for GLS this year..

Lilium and Gazania is freehold walking distance to MRT and within 1km to good schools, and already completed. Price wise i think quite fair.. but has its pros and cons lah

Not an apple to apple product comparision.

Oh I referring to quantum, not psf. The so called fire sales are all high quantum units, can get a 3 bedder in any D15 new launches already.

I personally don't like FH boutique, or projects that are one of the last few plots to set record for an area

Agree that The discounted price is a fair price.

What we learn here is that Freehold, walking distance to MRT & within 1km to popular Primary school does not automatically make a property ‘good’. Price has to be ‘right’.

Profitability track record of freehold boutique development with small land size is poor. Let’s see if this can buck the trend.

Personally I would rather buy a 99y ulu mega launch than a freehold boutique development near mrt & within 1km popular primary school.
