that area except for a bartley mrt, Hai Sing boys school and a church, its got nothing else. In the middle of the landed areas. Think it will be very difficult to exit in the future.

1km from Maris Stella and PLMGS, and some amenities nearby, a row of shophouses that offers some affordable food options, Kensington Square across the road that has more atas food options, and childcare services. transactions for Botanique and Bartley Residences have been not too bad. if you haven't really researched, don't make ill-informed comments.

Good or bad, is dependent on entry price. Imagine if a project cant sell out in 2021-2022 which was scorching hot, what are the chances it may do well in resale, plus the fire sales didnt bode well in terms of confidence next time. 6 digit valuation technically vaporize with the sharp discounting

The developer really sabo early buyers big big., key learning is never touch any projects thats nearing ABSD date. The real winners are those who bought at $1.7K recently

the "real winners" that you mention did exactly that, they touch the project that is nearing ABSD date. so are you advising for or against? LOL

For the buyers that entered recently, i am pro entry, for those that entered near to 2.2k, good luck to them. High chance will result in unprofitable transactions. If you bought near 1.7k, congrats to you.

if you want to put in figures as least put in figures that are comparing apples to apples lah. 2.2k psf was for 700+ sqft transactions, while the 1.7k psf was for 1900+ sqft transactions.

The main road is no joke. Really noisy and dirty :(
