my guess is around 85% after launch weekend
The trend of the last 2 launches are that thousand plus Cheques received, before launch weekend already 10-15% sold (simi vvvvviiiiip) the launch day another 60%... developer need to rapidly raise prices in order not to 100% sell out...

looks like will repeat this pattern...unless
Another Cm announce... like ssd increase to 7% to be in line with gst.... contribute to nation building

After looking at some numbers of today’s pricing and sales, somehow I have a feeling that developer BS do not wish to cross the 80% mark to trigger another CM monster. Pricing 4-bedder deluxe at $24xx psf ($4m quantum) and 3-bedders at $25xx psf are just mind boggling. Plus raising price of smaller units to almost $2800 is insane.

Yet, people still sign and buy !

Same here. Had Q number of 700+, was offered 278x psf i.e more than 2m for 753 sqf 2BR. High floors tho (17-19)

Shall see the exit prices in Q4 2024 when TOP.
I believe u did not like the unit much enough to go for it?

Buying for investment and when I ponder about the potential sale price to make it worthwhile I don't think it's too likely to hit my desired 300-400 psf increase cause that would mean reselling for >3k psf.

Not buying to stay so I guess that makes the difference in my considerations

Believe it or not, now the problem is no name to buy, not no money to buy. LTV/TDSR really no impact one.

“Starting to look” sir. 2022 still have 2H to come haha.

but CHP really was tempting for me. If I were retiring I don’t mind staying there even if lose a bit.

You kidding him right ? No matter how much I like the unit, I will still walk away at $278x psf.

And, I will walk over to Seaside Residences to buy the unit that I missed out back in 2017. Now selling $23xx psf and still brand new.
