Can further elebroate on how to go about calculating the 2.6% interest?

Assuming taking 500k loan.

End of 30 years with the interests you have paid....500k x 1.44 = 720k plus whatever CPF they have wipe out for you....
You can the capitcity to service a 500k loan but dont know how to count??? No wonder so many people are rushing to buy...

Applied for BB BTO..1st timer and under MCPS 4 ballot chance..plus pending 1 extra chance with my current HG Capeview fully booked and my appointment to select flats on 10april up the smoke..waiting for hdb to email and SMS confirmation not to attend appointment and my extra 1 chance..anyone encounter getting appointment que but when come nearing their turn the BTO project fully booked?
yup ancountered before, but as soon as the last unit is taken up they will send u the sms/email, until the last unit is taken up no sms/email

I'm so happy that those peeps in this bto buy them at costly prices!! That means our flats will have higher selling price and prizes will remain similar. Thanks for shaping the water testing strategy by hdb hahaha

if u apply for 2 times non matured estates & din get to select that is where your 1 add balloting comes in when u apply for non matured estates

e.g: u apply for Nov hougang(non- matured) + another non matured estate BTO application but both times either no flats available or no Q no then ur extra 1 balloting chance for non success previous applications will kick in...)

HDB will send u an sms to noitify u not to come for the flat selection.
however, if u r applying for 4 room Hougang (Dewcourt & Capeview) - it will still be considered as a rejection as there are still bal flats in dewcourt & u din not go select a unit

- i chk this out with HDB as my appt date for Hougang 4room is 27 Mar but due to bal only low floors in capeview, so I din go select... but Im gg to appeal.. if they send me a letter to say that was counted as a rejection... ;)

Picked up from the HDB on financial issue.

To take a housing loan, you must have:

Sufficient income to qualify for a loan.
Steady income to pay back the housing loan with interest over 20 to 30 years.

And dont forget the wives might argue to stay home to look after baby after giving birth this and that. = 1 lesser income.

And parents (yours and your partner's) getting old, medicial and such getting so expensive.

And kids' education, one newborn need like 500$ a mth? A tin of milk powder is 70$ and can last like 2 weeks?

It's not pouring cold water or meant to offense anyone. I am sorry if I did. I am just stating a fact that all of us are facing soon or later.

Agree with you. It will bring up the resale prices of the hdb around the new BTO and DBSS.

The estimated monthly instalment for your loan is $2,002

$2,002 x 12 months = $24,024 to pay a year
$24,024 x 30 years = $720,720 -- total amount repayable on the loan of $500k you took intially.


$220,720 is the interest you paid after 30years. Almost half of $500k!? WTF.. the calculator spoilt ahh??? (no, its not....)

Hmm bro, do u think BTO prices will come down anytime soon ?? Me and Fiancee have decided on Clementi 3Rm instead of 4room as we also dont want our finances to be tied down bcoz of flat.

Frankly speaking I only seen and hear of prices going up. Clementi is that price like what other says it is because of the location.

If you dont mind travelling abit and meanwhile can get unit like 4 room yet so much cheaper (again, depends on the location for the pricing), why not consider those BTOs?

Since you guys applied Clementi le, wait for the ballot result ba. Still, why not visit the website I post earlier to work on on the financial plan? =)

Is that how it works?well i gonna call HDB and check..My Application is specifically for Capeview.Althou HG BTO lump into this 2 projects.

thanks bro ! Actually to me is ok, is for my fiancee cos i am driving.. thus we choose clementi for her convenience.
Another reason is also due to lesser ppl apply, higher chance of getting it.

Still, the final decision is up to both of you. =) Personally, to me, I feel thatwith the price you can get a decent 4 room around 90sqm (which is already quite small)... so 3 room now is 65sqm.. u been to any 3 room flat before??

Any help on AHG?

My GF has been working for the past 1 year +.(e.g.$1500)

I just entered the job market for 2-3 months. (e.g.$2000)

How do they calculate the average income for the past one year? Will they take my 3 months pay and divide by 12 (as in really average out per month) + my gf's monthly salary?

HDB states:
The amount of AHG the buyers can be eligible for, will depend on their average gross monthly household income assessed over the past one year.

So is the following math correct for calculating AHG?
1500 X 12months = $18000
2000 x 3months = $6000

24000 / 12 = $2000 average income per month

Or:
Is that just a straight forward:

$1500 + $2000 = $3500 math?

Any kind souls?

If u say olden 3rm, yes. New wise, nope. Will be making a trip down hdb hub to have a look on Monday so as to hav a final decision though I have already applied. :D

But does 65sqm good enough for a small family ?

I have also calculated that our monthly instalment should be around 1.1K and theres still balance, will that be good enough ? Our total contribution to OA is around 1.5K
