Looking at the application rates for BTO launches this year, it's not exactly true that people are not willing to wait for BTO anymore.

Yup, looks like HDB has stopped launching 5rm units in and near the central area, which I think is a bad idea. But looking at the very high application rates of 5rm units away from the central area and in non-mature estates, there are definitely insufficient 5rm units launched in all the locations too. Looks like the PAP govt is making Singaporean families squeeze in smaller flats at much higher prices by controlling the supply.

You can compare with application rates pre-covid e.g 2019 and Feb 2020, subscription rates for BTO has come down. Of course there will still be people applying for BTO, but the number has come down.

Anyway the point I'm trying to make is, even if HDB were to suddenly launch double the BTO units they normally do, for the immediate term, there will still be a large segment that will skip it and buy resale because they can't wait that long. This segment has increased because of the wait times.

This SBF is the worst so far. Usually SBF have easily 3000-5000+ units and usually at least 1 or 2 estates have First-Timer ballot rate below 3. This SBF only 1000+ units, most of the ballot rate is over 10.
Indeed, SBF is worse since more people all going for it.

Can only choose either BTO or SBF, so those initially wanted BTO may opt for SBF ... so the high ballot rate.

Even in places like Yishun the SBF is heavily subscribed...



Agreed, the best cooling measures are to sort the HDB construction.

BTO increased volume and shorter times can nearly have an immediate effect. Then resale will follow and balance out... perhaps include a COV cap or tax if more than 5k COV.

HDB won't overpromise so currently it'll rather say 4-5 years. When things get better, they'll prioritise BTO then maybe actually will take less than 4 years also possible, then people who kept faith with BTO become lucky. haha... otherwise by then next elections sure a lot of noise.

If you look at the latest May 2021 BTO application rates for first timers, the application rates are still very high even in the non-mature estates, despite the reported the construction delay.

Just the first-timer application rates for 4rm units in non-mature estate is already at least 3.2 to 1 available unit. It shows that many people (first-timers) are willing to wait, but there just isn't enough supply. Needless to say the 5rm application rates and the mature estate application rates are much higher.

If HDB substantially increase BTO supply especially the 5rm units, a lot less Singaporeans will be forced to buy the more expensive resale. This will be an effective cooling measure to lower property prices for first timers and Singaporean youngsters.

How to get BTO?
Enbloc more HDB especially those with less than 60 lease balance now. Build new blocks of 25/35/45 floors with underground carparks and community facilities on the bottom four or floors with upper floors of garden roof levels. No more issuing of new PRs (but concentrate on the current foreign residents who have been working here donkey years) All married PRs given SC if their offsprings must complete National Service here with no dual citizenship. As construction labour is scarce for now, no more new pte condos in OCR/RCRs. Oh well rich investors can still go for CCRs. Concentrate on HDB BTOs housing, young couples are already having children well past 30 years of age, elderlies are aging. (Need more nurses only)
New BTOs' prices must stop rising or give 1st married couples a standard $200k grant as I see 4-rm flats prices rises from 3-500k till 5-700k for first property.
No ECs, just build back more 5 room HDBs albeit the reduced size of 110 sqm.
You can charge them back 200k Resale Levy to 0 Resale Levy upon 25 years reduced by every increment of 5 years!

I still remember one of the big issues in GE2011 was MBT's undersupply of BTO flats as well as the big increase in BTO prices. It resulted in PAP losing Aljunied GRC and dropped 7% of the total votes.

If the BTO undersupply continues to the next GE, it could be like GE2011 again where the young voters voted against PAP and PAP losing more seats.

Voted for the first time last year. Was a loyal PAP supporter. Now most friends are starting to apply for flats and planning to purchase homes. They are feeling it. Perhaps next round I will considering making Tan Chuan Jin and Tan See Leng lose their jobs. :unsure: :p

Hi guys, for those who are allocated SBF flat, what is the completion process like?

How long does it take?
Can you set the completion date to maybe 3/6 months later?

Hey guys, I realized with the new HDB portal we am not able to go back and view the flat/unit details anymore like previous SBF exercises. Regretted not recording down the details on spreadsheet. :(

Hi! First time applying SBF. Applied for Tengah 4rm. Anxiously waiting for the result! 😰
