from my abv finding of free space. now i spotted the "flaw" of hot unit in BL 109 got it free passage/space "rob" by 107, 117 and 127.

after looking at the map of MT closely i know why some units are hot. they are either facing the north with unblocked view for boon keng has low level flats surrounding them or they are facing the south away from the sunrise sun set and fits the Fengshui recommendation of sit north face south.

most importantly, if u see carefully? most 4 room MT units (230, 250, 256, 264, 274, 276, 286) have your own private corridor and passage!!! no body will pass by ur house or use ur passage, with that the passage is your to use only, u can put ur shoe rack grow plants or items outside the house and save space. the passage way maybe available for purchase from hdb in the future like my grandparents flat. that "space" alone can add 5% space to the puny space we have nowadays.

for BL u dun have such design, so ur passage way is always shared and u cant used the passage outside ur door for ur own things. no wonder MT is premium flat i dun mind pay that extra few k for this privacy and "extra free" space. Lucky i havent select my flat siah!

Yes regarding the space outside I did ask the officer if they could be made available for purchase. And the reply was to check with the hdb branch office upon key collection.

My guess is for MT since the corridor for the corner units are only for their own use, hdb(govt) wouldn't mind extra free money. So I'm crossing my fingers that they allow! Then I can build another door outside to make that extra space my footwear area!

yap. MT is only near boon keng station. BL is nearer to the upcoming bendemeer station, and is also accessible to current lavender station, boonkeng station, and farrer park station if don't mind the walking.

i dun think anyone will want to walk from BL to lavender or farrer park. from the map and some site visit i think bendemeer station is not gonna be near as thought. more like from current BL to boonkeng stn distance but slightly lesser. i live near this area so i know very well what u toking abt

i measured the free space/corridor for most of the 4 rooms in MT. it is either 10m by 5m or 12m by 5m. That is alot of "free" outside space. definately will rise your resale value if hdb allow u to buy the space outside.

unit 264 will have the most free space and unblocked city view if above 20+ level since those older flats in front is lower than 20 storeys. also it will have one of the unit with least problem with sunset and sunrise heat issues.

also the central refuse chute is not far away from the unit and most important not next to refuse chute. also it is the block nearest to the MRT.

just my own thots... the design of the tiles provided by hdb now may be out dated in 3 years time... i like OCS but i think 3 years later may have nicer tiles...

How much does it cost to do flooring on your own? Say, tiles in the living room and laminated wood in the 3 bedrooms?

for BL, the two unit that can have good views with partial block and the "free" space outside the door will be 117 and 127 and they also get to enjoy lesser noise as they are further inside or facing the non major lavender st. bendemeer is a very busy and noisy road compared to lavender st. the hot unit 109 will have more dust and noise and maybe the bad fengshui facing the cross junction and also it dun have the "free" space as mentioned abv. 109 'free" space is taken by 107

Lol. Saw wrongly e block and unit. Nice unit too n hot units. View not really block and nearer to mrt. Lucky u. Got to select ur unit n no need stress waiting for ur turn.

ur analysis just made me feel better. haha anyway the block in front highest level is 25. so that's why 26 and above have all been taken up. but i selected 264 not for its city view, more so for it's kallang/ecp view. the national stadium will be up by then and during national day, you are likely to view the fireworks display from ur living/bedrooms! so even if you are below 26 it's still fine:)

minimum 5-6k and is using not best quality tiles and wood. however i heard and saw the tiles and wood used by hdb and their workmanship are really not good.

I have checked with private contractor, the doors can be same price or cheaper if u get from outside. i dun really fancy using hdb wood door for toilet because it really take out alot of useable space. i prefer the aluminum/plastic foldable door which give me space for putting my drawers and hanger.

for me, i will get a pte contractor whom i know personally to fixed my tiles and flooring. if i let him renovate my whole house it will be cheaper for my tiles and door as a package. he quoted me 30-50k for whole house renovation for my 3 room flat plus 10 yrs warranty for the flooring and tiles.

haha ya. but I think it really depends on individual cause both my bf and myself grew up here too and we've both tried walking to farrerpark/lavender station from BL's site before and find the distance walkable :)

HDB designer should be sack for making such lousy flat design. got so many wasted space..

i dun understand why is the 3 room flat for BL having a useless gap/space in the kitchen? why hdb must take away that area? MT dun have this problem for their 3 room flat loh

Yup! After reading, hearing and researching, I will do my own door... But jus tiles.... Can be quite a killer..

I recommend you to go to HDB Hub and take a look of the sample tiles and door materials, and then make your own decision.

Yup. See the sample... Don't really fancy it but jus the costing of renovation, scare me quite abit. Decided not to do the door, cause bf dun like toilet door to be timber.

Same as my thought. I am okay with the tiles, but not timber toilet door.
