Could I just enquire?
My wife is not working, I am drawing a gross of 2.45k monthly.
Have applied for kallang 4 room. How much loan could I apply?
I am 27 and my wife 26.

But after 3 month-5 months, my gross will be 4.5k.

there is a questionnaire u can do in the hdb website to roughly gauge how much loan u can get from hdb. it's a est gauge.

Will they rule out my balloting chance if they deem you can't afford to finance the hdb? Or would I go through the same balloting but will reject Upon selection if I could not get a housing loan to finance the purchase?

they wun care if u cannot afford. u r expected to do yr finances before that. if u got to choose a unit and cannot afford and decide to give up, u lose yr ballot chance as 1st timer.

yes at least that is what HDB Told me for previous BTO

This will enable you to book a 5-room new flat in Fajar Hills where the first-timers’ application rate is 1.0 time and hence, all first timer applicants will get a chance to book a unit.

The thing is before HDB give you a loan...
How much you have to offset the total loan amount from your OA savings?
After offset, have you calculate your finance monthly of OA contribution (or cash needed)?
From there you know what your comfortable budget, then you apply a flat within your means.

Base on my opinions above will gauge you how much HDB will loan you... normally is on the high side amount.

HDB HLE base on past 3months finance statements to process... (unless sale/commision past 12months)
If HLE is too low to your budget, you need to give up. They won't look into your own claims of " few months later i earning 10k "

Don't waste a day of annual leave for nothing :p Wish you luck...

I think u don't have to apply for HLE now if I am not wrong as the selection of flats will start in June and the signing of lease agreement will be 4 months after. By then I think your salary would have already increase?

I would like to ask if we apply HLE now and subsequently before we sign lease agreement, our income increases. Can we apply for a new HLE?

How does the loan works? Hdb will loan u more when your income is lesser or higher?

Bro you can apply for HLE as many times as you want, it's free :) so why not just apply now and see how much you can afford? Loan quantum granted will be based on 2 things: gross income and stability of income. The higher the income, the higher the loan, but unstable income e.g. commissioned based jobs and job hopping will adjust the loan lower accordingly.

That what my big bro teach me also... Apply hle first then at least know your means.... This ka bto i assume is like pinnacle duxton... All apply first but can afford is another thing...

Thank you all for your replies!

Actually my boss wanted to increase my pay already. I told him to hold back as I want to qualify for the AHG. My increased pay would be able to afford for the financing of the hdb. Am I right to say: it's either I get the loan with my increased income and give up the AHG? If not, cannot get high loan but get AHG?

Is there an alternative way around this?

As per advise by fellow members, maybe you can apply for the HLE now and see what is the max loan hdb can give you. Then reconsider from there. Since HLE can be reapplied, you can reapply for it before you sign the lease agreeement if your pay increased by then? I am not too familiar but i thought I would do this if I'm you. You better wait for others opinion. Just my 2 cents worth :)

They dun consider bonus n OT in their assessment de. only ur basic pay de. Gd luck :) anw,they wil request for 3 mths payslip when u go for ur 1st appt to book ur flat (provided u got a q no lah).

As per advice frm other pple,u can try to apply HLE to c whether it can cover the loan amt required. But I would advise u to really sit down and do ur sums. Even if 3-5mths later,ur gross pay is 4.5k,in order to finance a 500K (median price) flat in kallang will be veri tough for u. Do the maths lah then everitink wil b clear le. But always buy within ur means. tats wat i did. haha. Gd luck.

For HLE, HDB will lend u zun zun de. nothing more,nothing less (provided ur combined pay enough lah)

Eg) ur flat purchase price 300k,10% downpayment=30k. so they wil lend u 270K (ie the remaining 90%) . If any 1 of u is less than 30 yrs old then can apply staggered downpayment then pay 5% only,pay the remaining 5% when tk key. the HLE should b valid during the 2nd appt (signing of agreement of lease) tat time. HLE is only valid for 3 mths btw. hope the info helps. go call HDB if got doubts lah.better to hear frm horse mouth. haha.

I don't have a job right now. I have applied for the HLE and because I am less than 3 months unemployed they will need my last drawn payslip and past 15 months cpf statement as well. So I guess they take into consideration the past 1 year income otherwise I would have been able to qualify for AHG grant! :)

If one of the couple is a basic AND incentive income earner, where should he/she be applying as? Gross or commissioned/incentive?
