lol i check google maps its on st 51 directly opposite the new BTO... now from street view not so sure i hope it isn't a 2nd storey flat lol

Well HDB proudly show off a $680k resale flat from the KW area as proof of their big discount for BL... so even if $660k is indicative of that area, the worst is that it will be about the same price

The other day I SIC a $600K 4/5room unit that is just beside MT plot of land. There are cheaper one that can be bought (cheaper than the example $680K they gave) but the thought of high COV (in cash) deter me. So lan lan no choice have to buy BTO.

I hope nobody would doubt my sincerity to help buyers who had not make up their mind. In life you create a better world by helping or you can lock up in oneself with selfish thots,the bendemeer lights spirit should be a community of friendship,where everyone share the same goal of create a good environment for all to live and prosper. Where neighbour know each other by their name,where kids have a safe enviroment to play, where adults can behave like adults No wars,if my contribution in the forum had cause more unwanted stress or nonsense I apologise and I will disallow myself from more postings.

Aiyo....no need to apologise.....Just start promoting MT and not BL to balance thing out.

Don't feel bad abt it. It's just how some of our local online community behaves. Just look at the type of comments posted over at yahoo forums. Anything can be linked to anything else in a distructive and unhelpful matter. There is just lots of unhappiness in us Singaporeans. I do hope like you, we can crave a pleasant neighbourhood in BL where the community spirit is strong. :)

Please don't take things to heart. Most of us here appreciate information. It is really up to an individual (ourselves) to filter and decipher the vast amount of information. After all, as many have already mentioned, forums like this just provide opinions.

I am very thankful to learn so many things from you about BL which I didnt know previously :)

Thank you for the encouragement,some of us are choosing their first property,buying the correct property at right price goes a long way in making oneself financially secure. I have seen disruptivies behave in the property market before where everyone throw valuation and prudency out of window,now the same behave have come back,can you imaging making money with a 1400psf suburban 99 years condo,where i can buy a freehold in east coast area?the next crisis will come,only those who are well prepare will survive.

I guess everyone is entitle to their own opinion but accused people of lying is a dangerous thing to do especially in a forum. People have gotten themselves into trouble for postings which they cant sustained claim can lead to wrong side of the law.

I don't try to be a property valuer.Below is my guess of the likely selling resale price of the BL flats if property market stay stable and all things being equal.

3 room 480-600k

4 room 680-780k

Recent bendemeer 3 room sale is done around 370k given the flats is build around 1972-1980

Recent transacted price for a 40 years old 4 room was done at 520k
