It is really permanent and PR enjoys a lot of privileges that are similar to citizens.
FH is important for me to pass down to my next generation, I would rather forgo short term appreciation, besides I am sitting on fully paid FH landed in Singapore as well.
Problem with 50 percent ownership with citizen partner of real estate if a dispute rises guess who will have the upper hand.
Well you are lucky. My dad is sitting on 2 mortgage property in KL and would probably have nothing left when he goes (his wife not working) and my younger brother still living with them. Fortunately neither me nor my elder brother needs a single cent from him. I will earn my own wealth. And if i ever have kids I will make them earn their own keep. Because I found out, based on 1st hand experience, that tough times build resourceful people.
That is why you need trusted partners, all business relationship are like that. And it is impossible to build large empires on your own. Even Warren Buffett had trusted right hand man Charlie Munger.
So far I have never found a trusted partner when it comes to money and real estate, unless your trusted partner is your spouse

yes, I also think unity gov is holding on barely, but the demographics not in their favor. chinese vs malay TFR is one factor, another is chinese voters migrating overseas while malay voters are stuck in their hometowns giving birth. and with the lowering of the voting age, imo sooner or later malaysia will become an islamic state. merry awek safer.

Lease decay will creep in severely while you are still alive bro, that is why we jumped on to FH.
breakins aside, maintenance is a killer. wear and tear leakage from the roof, walls, gutters, discharge pipes enough to spend quite abit. if car porch is tiled, over time, tiles can crack/pop due to weight of the car or soil movement..also not cheap.
My landed since 1990s no maintenance so far all stay free.
