The best thing is still SPR with Malaysia citizen, but I guess MPR with Singapore citizenship is a close second 😉
One spouse MPR+SC other spouse SPR+MC ;)

You forgot that many of their residents earn SGD and with the steep deprecation of the RM their incomes in Johor have risen tremendously and their demand for well located quality property has gone up. As I said properties at Austin Crest were snapped up, even while I was deciding between 1 of 2 the other one was sold and the sold one was higher price than the one I bought, I was beaten by a Johorean shame the property did not wait for me.

Who says income levels of Johor residents are stagnant are you blind to facts?

Look at how their people live now, restaurants at Austin are packed, unlike Singapore whose residents income are lowered and with cost of living increasing at an alarming rate, do not project what you see in Singapore and extrapolate that to Johor residents, it is the Singaporeans who are getting poorer by the day.

10 years back, when I was not as loaded as I am now, my purchasing power was high enough to buy quite a number of landed in prime areas. Now with even stronger SGD, everything in MY appears to be even more affordable. My net worth balloon from low few millions RM to close to 10 M RM as of today due to strong SGD.

There are many PRs like me in Singapore, who have plans to retire back to Jb or Kl, you can imagine how high are the purchasing power for this group of people. Not to mention, now even Malaysian Malays are working in sg, their pay can easily exceed manager pay in MY given the strong SGD.

Exactly right, in the past many Indians and Malays were left out of the money pie, but I notice that this has changed, many Johor Indians and Malays now come as technician, security and cleaners.

Very strange some expert in this thread did not see this new career and earning power development of the Malaysians especially Johoreans and post outdated decades ago observation here lol.

As usual also another one highly misquoted post is one on break ins, so many new strata houses are now built with open concept ie. no private fence or gate....how can this be if break ins are like they say? Again decades old information.

True. Presently handful of my Malay Msian relatives working in Spore. Couple of them degree graduates. But to them any jobs they grab. Last time i heard his pay was sgd 4k. He very happy. Told me he has no hope or confidence with current MY govt.

Stereo type aint in? I been in and out JB/banks for past 3 decades. Nvr once kana pick pocket, rob. Sil house @11 yrs. Not once breakin. Even during convid time, while in Spore, house in jb still intact. Except for slight damage roof top due to wear and tear. I always advice my friends. If keen to buy/rent msian houses, be sure is G&G precinct!

Jb properties price tend to mimic sg properties price, there is a lead lag effect. Reason why being people who are priced out by SG will choose to buy in JB.

This MM2H is indeed a game changer for sure, coz previously people were worried about not being able to stay in MY despite of purchasing properties, but now they give you a legal way to stay by placing FD and half of it can be withdrawn to buy properties after 1 year.

on the other hand, Malaysia PR is really good, most of the benefits which include free medical care are on par with Malaysians. If you have spare money, by all means, try to get one. It is permanent. You will be marked as fellow Malaysians by the system if you are a PR.

The houses more vulnerable to break ins are endlots or corner units or those with backyards, so in my case it is an intermediate cluster house, automatically two vulnerable exposed parts of the house the side and the back gone, left the 10ft side land which is in view of my neighbor, the front gate will not be a privacy gate but I will be using the one provided by the developer and is fully exposed in view of outside road, also directly opposite me are the semi detached homes larger and more opulent than mine, my house is the most humble on that street LOL.

2700 sqft cluster home more than enough for a couple.

Yep very good analysis, although some experts refuse to acknowledge that the progress of the RTS is another pull factor for increase in demand. I was waiting in the wings to buy Johor properties since 2013, missed buying KSL apartments and in 2019 also canceled the purchase of my Space Residency dual key apartment due to covid and "expert" naysayer comments on edmw, fast forward to 2023 I go back to Space Residency to check again on availability but my unit sold, many Singaporeans in the sales gallery this time unlike 2019 due to recent falling RM and RTS development.

Still worth a look bah, if Sarawak and Sabah wants to attract more investors they may hab better terms than Federal
Iirc sarawak people are known to be more violent. I read from here in the past that we don't take in their workers as easily.

Also these eastern Malaysia holds alot of votes contribute alot of resources yet gets very little development. They simply have some demanding rights rather than better terms.

Johor property sales set to boom with announcement​


ISKANDAR PUTERI: The move to ease the conditions of the Malaysia My Second Home (MM2H) programme coupled with the rise in the cost of rental in Singapore will help to boost the sale of properties in Johor, says state executive councillor Datuk Mohd Jafni Md Shukor.

The Johor housing and local government committee chairman said that between the first quarter of last year and quarter one of this year, the number of properties being sold in Johor had increased by 17%.


“Our property overhang issue has almost been resolved with the increase in the purchase of properties in the past year.

“Based on the data received, we are seeing a lot of properties being bought in the state, including by Malaysians working in Singapore as well as Singaporeans.

Never never never buy Malaysia property unless for self long term stay, else it is dumping $$$ into the sea ?

-Unstable politics
-Prata flipping laws
-Falling currency in short & long term
-People buy new property & no one want 2nd hand as well as JHK cannot afford.
-Poor Maintenance or 0 maintenance
