New private condo are even much higher than before and more unaffordable.
Why scrap the sandwich?
And expect people to jump hdb to private directly?

I have a feeling govt will scrap the scheme entirely.

Good point. Sumang EC psf is similarish to kovan residences psf with door step to mrt.

Will have to be comfortable with limited appreciation for KR though unless the new plots of land are launched in the area.

I would look for hints that the carpark beside heartland mall getting cleared/downsized and the florists/place selling plants moving out beside the bowling alley. Also look for the old bus depot being cleared and kovan sports centre being closed down. All these plots are slates for residential.


KR is next to MRT and across the road to many amenities such as the hawker centre, market and mall, and it's much closer to central Singapore. To me, your condo has a much better location than the Sumang EC.

It's a 15 minute walk to the MRT from the Sumang EC, most residents will be taking the LRT or feeder bus to the MRT.

840sf at $912k means start from $1086psf


Beautify that figures, it is only $882k after $30k grant. That's work out $1050psf for first timer.


2nd timer will then paid $1086psf on top of their $45k levy plus DPS of extra 2~3%. That is easily cross $1161psf. Best part, cash up front, 5%+45k+SD that's easily crossed +$110k.
CPF OA at least 15%+5%, if have extra for SD will be good, else is all cash.


End up, wat will these buyers do?

Simple. continue to buy. 1st timer got 70%. so 30% need to think v carefully.

Only can blame the weather. If cold, i think short distance still ok. So bloody hot. Buy car but sure lose money.

Haha tts 1 of the reasons y my wife is keener to stay put at our current hdb flat, its right outside punggol mrt and 3mins to waterway pt 😆


I'm in a similar situation as you whereby our flats are next to MRT and the amenities. This EC location would be a location downgrade.

My wife said that being next to MRT and the amenities is very important, especially when we get old. She also prefers to stay put on our current flat.

If your agent primarily deals with resales, you think he will say the same?:o

Do your own research, read the news (from various sources), and keep up to date with economic developments. Thats the best way forward.

If im selling apple, i sure will say apple is better than orange. Very normal, if i dun, then something is very wrong with me.. i dun deserve the commission that the developer/ seller is paying me.. nontheless, there are many reasons why a person buy a house, ie investment/own stay etc.. if a buyer tell me tat he need a roof over his head asap, No matter how hard i try to sell him new launch, he will never be able to swallow.. so we as an agent also need to understand our client’s needs, not just sell blindly.. no doubt that there are alot of unethical agents out there, there are still some good ones that touch their heart in the thgs they do..

Agree, the hot and humid weather makes walking longer distances uncomfortable.

I own a car and drive to work, but I still prefer to stay next to MRT for the convenience of my wife and kids who take MRT to work/school.

Well done. Kids and wife always come first. Some only care about themselves. I drive so i don't bother about others.
