Fast forward to now and I am amazed that new launch ECs at $1K+ psf can still achieve the sales that they did recently. However, it is near impossible that prices will go down to what it was before. So its really a case of, if you want it, you have to pay for it. If not, jus get a HDB. No loss really. :)

I am amazed too.

Back when a friend bought Bellewaters, I was still saying it was cheap but waiting for my MOP to finish. The chat is still on WhatsApp history.

Now, I think $1.1k is expensive. I'm definitely priced out.

I applaud and congrats the recent buyers though, and wish them huat huat.

Some uncles simply love to make up stories :o. When was Brownstone launched? Before 2015? Was annetyu here? Was annetyu's account even created at that time? annetyu aside, did anyone even complain about EC prices in 2015?

Really many creative story tellers here. Wonder what are their motives. :s8:

Can see many people getting more nervous and anxious of their recent purchase that they have to resort to such tactics. :s13:

lion888, another person to blacklist.

oh oh... somebody 露出馬腳 already... so defensive when I brought up annetyu? why so sure that his/her account was not created when Brownstone was launched? haha... Pretty sad that somebody have to create a new clone account just to continue posting on a HWZ forum..

Anyway, blacklist me or not, I dont really care :) I rarely make comments here anyway, but I just felt it necessary to say that, if I had listened to fearmongers like hola when I was considering my EC purchase years ago, I would have regretted big time. So, moral of the story is, if you can afford it comfortably, then just buy. If not, just move on with your life. No biggie really, HDB or condo or EC.

The worst thing that can happen is to listen to some ****-stirrers on a HWZ forum and keep hoping the prices will go back to XX years ago. Because it will not. And the ship will have sailed far far away. And few years later Hola will be using another clone account to keep spreading hope that a price crash is imminent lol

Glad that you are happy living in your luxury executive condo. Not going to waste more time on you and reading your BS fake news and story telling. Final words for you - please continue living happily ever after in your EC town and NEVER ever move to the higher class estates down below. We do NOT welcome sinkies like you, poorly educated and no class at all! Good luck and happy CNY if you are Chinese.

Hola is Annetyu la..

I notice hola is bearish only towards those projects that are bullish and bullish towards other projects that are bearish. He doesn’t mean any malice but seem to offend a lot of ppl w the low EQ. :(

And, congrats if u got Brownstones! Sure got profits next time, else the convenience from the MRT and Canberra Plaza is great too!

Yeah, you are right. I “offend” people with low EQ and low education. I mean you just take a look at the BS story that lion888 came up with about people calling 700+ psf ECs in ~2015 ex. Just like momoeagle, I felt those ECs to be attractively priced at that time but.... at awful location as always. Not the first time I’ve seen such fiction storybooks! 2015 I was busy studying for a-levels.. where got time to entertain all the sinkies here.

You are another one with lots of BS and fake news. Btw... I am bullish on many bullish projects. See how I supported the REEF AT KINGS Dock? Please don’t write storybooks like lion888. Alright, got early classes tmr morning, good night! Had a sufficient dose of HWZ nonsense for today!

10 years ago when we started looking at properties, we eyed dbss at Boon Keng and Bishan cuz we didn’t want Punggol BTO. We thought the DBSS was quite expensive if I remember correctly it was 5-600 k or more. Because there were no more units left for chinese quota, we had to look for other options so we ended up looking at EC in northeast area. At 850 k, around 700 psf bought a 3 bedroom EC, then we thought it was so expensive, what if the price drop... never thought that EC will be selling at 1.1 -1.3 k psf today. God knows how the property market will be few years down the road. Will price of property really double by 2030 like what the article stated https://brandinsider.straitstimes.com/wallichresidence/singapore-property-prices-double-2030-morgan-stanley/ ?

10 years ago, market was just recovering from the huge crash, understandable. Thats why the prices stagnated for the next 5 to 6 years.

For me, the question is not "what if price drop". Not too big an issue if it is your retirement home I think.

The problem is I think it is crazy right now, and I don't want to join in any craze. If it goes up, happy for those who bought, and I still have my place to stay. If it goes down, then time for purchase.

How I am judging when to buy currently is that I allocate a 2.5% p.a. percentage to the price of ~$800 psf (for ECs) since end 2017. If it is way higher than that, then I don't buy. 2.5% comes from CPF OA amount.

Parc Greenwich already broke 1200psf at launch day, also take more years to complete... EC may launch at 1250 to 1300psf soon...

Hope Piermont Grand can TOP within one year then can move in before CNY

While usually it is in move in condition, some people may want to do renovation or interior design.

Do take note however that with the pandemic-induced delays in the construction sector, raw materials prices have increased greatly. So the same renovation will cost even higher than before.

But it is a good time to support local contractors! I have done my part in renovating my office.

PG showflat is being torn down. Seems like PG has reached 100% sales!

Currently, it is 99.51% sold; 4 more units to go.

Possibly before 2023 CNY since TOP is Q4 2022.

Its part and parcel of a buyer’s market I guess. If you look at almost all property threads in 2019, many were concerned about the supply glut caused by the enbloc fever and the aftermath of the 2018 cooling measures. During then buyers had plenty of good new launches to choose from. On top of that, PG was also the first EC to set benchmark psf at over 1000 psf avg during launch.

Almost all who bought during 2019-2020 would definitely have huat, EC or PC. Given now its a seller’s market, buyers must exercise prudence, especially for PCs since market euphoria is prominent. Dont be the person to get caught when the music stops. Although most have recovered from the 2013 peak, some PCs and HDBs have not seen the light yet.
