In my personal opinion, a HOME for own stay should never be viewed as an investment like a 2nd,3rd property,shares. Many don’t make a differentiation and view their home as an investment tool rather than a HOME.

There are certainly more VALUABLE considerations:
1) A conducive environment to raise a family.
2) Facilities to have a good time with family and friends.
3) Near public transport for the kids to get around as I don’t want to be the chauffeur all the time.
4) Near amnesties to convenience everyone in the family.

To me, the above makes me HAPPIER than earning 2% more had I invested the funds instead. As such, I chose to own my home as soon as possible by paying down the bank loan whenever possible.

NO REGRETS. :)

See from someone who is renting one but eyeing a crash .

The cost of renting one since its peak a number of years ago + DON’T KNOW WHEN = happy landlords like you thanking them for your frequent Europe holidays.

Most of us just need a home to stay & can’t wait for a crash . The total rental while waiting is a lot .

My relative in HK sold of his HK home a few years ago believing it was the peak .....
He & the family have since squeezed into his parents in law house .
Price has up ++++ & the crash not coming.

Hello. I am not renting. I own my own home. Lol. Don't be so hopeful.

What happens after u made a profit from investing? U use it to buy things that makes u happy?

I took a shortcut to “buy” the thing that made me happy without the need to wait through the incubation period for the investment to yield a profit..... which is a HOME that the Bankers cannot get their grubby hands on even if the sky fell tomorrow. :)

Wrong for many of us who know to invest .

Friendly advise Bro, similar to the stock market, it is difficult if not impossible to time your house purchase. As you’re likely going to stay in it long-term, the chances that it’ll appreciate even more in value is high at whatever the price you going to pay for today (see the chart I attached earlier).

The above is not even accounting for the rentals you’re paying now. Pull a little out of your investments for the downpayment and fees and get a HOME.

You are a $landlord$.

Agreed. I have seen cases whereby colleague buying their home property hoping to flip in the near future. In the end, minimal renovations was done and they have to put up with the mediocre condition that they inherited for at least 5 years due to the MOP restriction. I am not really sure whether that can be deem as a HOME.

Personally i find it quite sad to live in a place where you do not even feel like going back. A proper home should be conducive enough for you to want to go back after a day of hard work. I do not want to go back to a home when you are forever fixing broken stuffs around the house. I think to be able to sell your home property at a premium price should just be a bonus instead of a priority.

Yes Bro,
Everybody uses their profit or money they earn to:
1) Purchase worldly possessions that make them HAPPY (House,cars,Mistress,Lange watch.....).
2) Give it away to a good cause as it makes them HAPPY (Charity).

Nobody uses the money they make be it from doing business or investment profit to get things that makes them UNHAPPY.

Hmmm...I like the part about giving away, would start a thread on that.

Not sure the word flip should be the word for upgrading from HDB / EC after MOP .

A simple renovation is still a home.

Many patch up / redo it totally once they buy it anyway.

But on a serious note, a good balance:
1) Save/invest some
2) Enjoy some
3) Give some
4) Bequest some

All 4 done in moderation and percentages depending on individual circumstances.

Most of us just accumulate money, until it is too late to realize we have lost the time to enjoy it.

Mostly just need a temporary shelter with PR status. So bare minimum will do the trick.
