Sooner or later the buyers would accept the levies are just part of the cost & move on.
The developers are not bending backwards too .

The govt is also happy with more revenue.

Landlord is better off to accept the S$1800 offer rather than leaving it empty and generating zero income.

Should ask for condo to be rented at this price. :D

In fact the rental really was around S$1800 some years ago for three bedroom condo in Lakeside area— got friends rented a condo (older one) at such price about 10years ago then the rental went up to S$2400 and he moved to Yew Tee area (EC) and then S$2800 and then even about S$3000. I believe the rental is about S$2500 for similar flat now. The newer development still commands S$3000 and above rental in the area though from the URA app listings.

Agree but if Mother-in-law wanna move in, you also lan lan. Married daughters usually no issues with own Mother.

Haha Son-in-law usually can adapt to live with his parents-in-law. More difficult for Daughter-in-law to adapt to live with her parents-in-law.

exactly...property market dry , grab also cut incentive...nowadays on fb hardly see ppty agents posting their bling bling cheqs , new exclusive mandate secured etc

Luckily rental for my small 4-room HDB is still good at 2k.
Yield is more than 7%.

DIY the rental. Agents cannot earn from us this time.

Can not compare the HDB rental yield rate with condo lah — after all HDB price is subsidised and is more meant for living than for investment. And there are more strict regulations to rent out full HDB flat. I believe you have to get approval from HDB.

This has already happened don't know how many times already.
History has shown that doing nothing to let free market runs its own course is the best policy.

Didn't you see the statistics?

After latest cooling measures, enbloc fever dies down.

Transaction volumes go down.

This has also happened in 2011, 2012, 2013, 2014, 2015, 2016, and 2017 after every cooling measure!

Nothing, other than Gov collected a lot of extra revenue $$$ in terms of SSD, ABSD, developers' enbloc fees, developers' ABSD, etc! :eek:

Are you really so ignorant as to believe that the same trick will do the work (since 2011), just like pain at any place also only eat panadol?

Instead of trying to cure the symptom rather than the root cause (which is too much money circulating around), they just have to stop printing $$$!

I know pot is legalized in some countries so you must be smoking a lot.

If you say no impact, then I got nothing to say. The numbers have said it all.

The 1st few rounds of ABSD actually back fired. This removed the competition from foreigners and Singaporeans had a free hand to bid up the prices. The real measure that worked was TDSR. The only reason property prices are sustainable is because of leverage. If you remove leverage out of the equation properties will just crash. You are spending money that you have not earned and you won't know until it is too late whether you can really earn that money or not.

The impact is definitely there for enbloc frenzy and volume of transactions. As for the rental, it is more related to the government curb on PR/EP than the flood of new units in the market.

Still the price for mass market condo seems to hold steady even though the rental apparently goes down by quite a bit. A bit strange. Probably the interest is still low and the pent up demand is there.

The cooling measure comes as a surprise to quite some who were thinking of buying— now they do not want to buy already. So it seems to be quite effective to curb the further rise of the condo price.

Current condo prices don't make sense as they are not well supported by rental.

I anticipate a fall in resale condo prices.

New launches will be high for a while as the developers are stuck with high costs.
