erm that just says that the selection date is from dec 2012 to may 2013, for all estates.
Something we already all know...

Then, I am totally WRONG. If u are 1XX and large unit (small unit meaning studio or 2-3 rm) and got the appt in Jan, then I am back to square one on how they schedule the appts. Now, this really makes no sense.

Some bloke got CCK and is a 4 roomer that he will be getting, and he said he is Feb/Mar. But, I am not privy to his q number.

All I can say is "wah lan", this is totally confusing for first timers and newbies alike !! As long as we have more data points from kind souls willing to contribute their q# and selection appt dates, then perhaps we can all benefit and make sense of this.....hopefully !

Thx for the data point. Noel13 said 30 appts a day. If they started on the 10th Jan, then #85 will be the 3rd batch going thru for 4 roomer CCK. And I am guessing your appt is late in the day, am I right ?

I am wondering if someone has an earlier appt in Dec ? for a 4 roomer ? If no one has, then Jan 10 cck 4 rooms starts 10 Jan. So, it may be 4 roomers - Jan 10: #1-30, Jan 11: #31-60, Jan 12: #61-90........

That also means in Dec or earlier than 10th jan, the CCK 3 roomers will have their selection appts.

Let's see if this conclusion still holds !

Pricing Mature vs Non-mature and others

I have just noticed the price differentials for mature vs non mature estates. It can vary as much as 25%. Queenstion (Ghim Moh) is the most expensive, best views, quiet, convenience etc. vs CCK for eg.

Now, within each estate will they price the same for the SAME level floor but different block too ? Say, for a high floor with views vs the SAME high floor without views will they price it different too ?

The max capping bears no meaning that the max price is for the highest floor for an estate, if they are also pricing different for each block because of views or other reasons to make it a prime location.

But as a rough guide, the price quantum going up in levels is about $2k, correct me if i am wrong ?

Ha.. I can see u r really excited. Wad noel13 said is jus an example n an average figure. U can't jus simply take 30appts a day n extrapolate. There can be no appt on certain days n not everyday has the same number of appt. Usually it will start slow with less appt at the earlier date as they need to clear the previous launches. It will start to pick up n serve more appts in a day at a later date. I think this is because most of the good units have been taken up n they expect more rejects. So they r more or less attending to the same number of selection even with more appts per day. Also since the previous launches r almost or alrdy cleared, more manpower can be assigned to clear the current launch.

The selection for the different room type will proceed concurrently. It doesn't have to finish one room type first before they start with another room type.

So it's very difficult to guess the appt date. Best is to jus wait for another few days for the release of the date. Hang in there bro...

I am also interested to know other then the floor number, will the unit facing be a factor in the pricing of the unit?
Obviously those with a view of ulu pandan/bukit timah will fetch a better price in the resale market compared to those facing the opposite side (eg mscp/mrt facing) even in the same block.

And will this information of the individual pricing of all the units be made known to us?? or will we only get that information on the day we go down for flat selection itself? That would be abit late as we each only have half an hour to make a decision correct...

Individual pricing will be available online before selection so you do not have to worry about not having enough time to make a decision.

Appreciate a voice of absolute experience.

I am only ansy because I will need to go out of town in Jan, and possibly need to assign a proxy....that means if he screws up the selection, it is a one time and one and only one chance for the selection and also means I need to live with the screw up for the rest of my life. And this is my first time too, and first time making such a big purchase. Or push out my trip, which is another option. I am also near retirement age and look forward to retire in my little hovel.

Yes, I have been quite anal about extrapolating and interpolating and what nots to make some basic assumptions and logical guesses. Like u said, there are some non ideal conditions to such things and things that we cannot logically guess because we are dealing with humans not machines alone. Yes, maybe I should just wait for the notification.

Ok i have found the HDB website which will display the different estates and the units being taken up each day once selection begins. The prices for the units are also all there.

Made one observation that the units on the same floor on the lower floors are all the same. But above a certain floor number, the different units on a similar floor differ in price, probably due to the different views of the units.

So with all that essentially decision on exactly which unit we want can be made before we go down to select the flat.

Analysing from previous BTO projects at areas with units facing reservoir, lake, canal, waterway@Punggol, the pricing for units facing the better views are priced at a higher price (comparing the same level) than those units facing the inner of its own neighbourhood. Low level units like level 2 is significantly priced lower than level 3 to encourage people to select lower levels. The difference of pricing between level 2 and level 3 could be $7000, which might not be extrapolated to pricing for upper levels. The difference of pricing between level 17 and level 18 could be $5000, compared to difference of pricing between level 39 and level 40 which could be $3000. This is because there is not much difference to the view staying at level 39 or level 40 whereas it can make a greater difference to stay at level 2 or level 3. these price figures are just my analysed data from previous BTO, it might not apply to the current BTO if they decide to price the distribution equally.

The price information will be given to us before our selection. The quickest to receive such information would be from the HDB Flats for Invited Applicants web page (which is usually the same as the Maps & Availability on the Sales Launch of each bto project), then for people who opted for hard copy will also receive these pricing information on the hard copy booklet sent to us.

Just wondering whether closing the windows will help eliminate the mrt noise? I have never stay near a mrt track before, so seeking everyone's opinion here. I'm considering block 29 and 30 for 3 rooms as it is facing the city side, but the views might be blocked by the opposite hdb flats which are around 30 levels. Also can anyone tell me which unit can get the sea view of keppel harbour?

problem is i dont have a good queue number. by the time its my turn, those better units will be snapped up, leaving those low floors.

Don't be surprise that the wan facing the city will have higher taker..

Don't worry so much. When is yours is yours...

Oh.. Icic. That explains ur anxiety for the appt date. I'm very anxious too. Haha. Ya. Agreed that it is best to go down for the selection personally rather than appointing a proxy. There have been cases whereby the appt date for a couple falls on the same day as their wedding day! In the end they went down personally as well.

Jus hope that the appt date will be out soon so that u can make the necessary arrangement if need be. Good luck!

If your windows are double glazed glass with an air gap, helps a little. I dont know if HDB even has that as an option. In temperate countries, these type of windows keeps the heat in and also helps with noise.

I rented a room close to the MRT and about 10 floors up, it was annoying to have the MRT wake me up every damn morning in the wee hours with that wooooo-ing noise...I had a one year lease and just had to bear with it for a year. Absolutely drove me up the wall. I was short tempered from lack of sleep. But I am a light sleeper.....unless u are a deep sleeper, then nothing would wake u up even in massive thunderstorm.
