i guess it is quite a big risk considering sengkang bto is gonna be so hot.. :s13:

any estimation how much the sengkang bto beside the mrt gonna cost? :s22:

Hi guys,

Assuming I got a good queue number and at time of flat selection, we need to apply HLE? What if HLE don't approve us of enough loan? What will happen?

I also know that we will need to apply HLE 3 years later when the flat is ready.

Please advice.

SHould I hold back and wait for next yr?

I am also concerned about this too when I have times and again read from the news that analyst are predicting a negative outlook in the property market as early as 2013. Especially so when the large pool of BTOs are slated for completion from 2014 onwards.

I guess the resale prices will likely be affected by then but prices for BTOs should be quite stable since it is controlled by our Gahman? Think if buy BTO shouldn't lose out as it is around 15% cheaper than resale and w/o the exorbitant COV also.. Just my thought.

buy with confidence.
If you need a flat , u need a flat.
Why waste time? every BTO will incurr few mths delay.
You are getting a home, not a flat.
Its not as if you for sure will get a good que no.

Now what if govt decides to release ferwer BTO next yr?

SINGAPORE: National Development Minister Khaw Boon Wan said the prices of Build-To-Order (BTO) flats have largely stabilised since May last year, especially in non-mature estates.

In parliament on Friday, he said the overall BTO prices have increased by 12 per cent since January 2009.

This is despite the 34 per cent increase in the HDB Resale Price Index (RPI) over the same period.

Mr Khaw said when pricing HDB flats, buyers' affordability is fully considered.

"We take affordability fully into account when pricing BTO flats. New flats enjoy generous discounts off market prices.

On top of that, eligible first-timer households can get up to $60,000 of housing grants. HDB also offers housing loans at concessionary interest rates to help eligible households finance their flat purchase" said Mr Khaw.

He assured that BTO flats remain affordable, with first-timers buying flats in non-mature estates using about 23 per cent of their monthly income to pay for their housing loans.

Giving examples, he said a four room flat in Sengkang can range from S$250,000 to S$310,000, while a five-room flat ranges from S$320,000 to S$385,000.

"Of course people would want even cheaper (flats), but looking at it from a situation that we are facing today, I find these figures very reasonable," said Mr Khaw.

"So that is what we have been trying to do in the last few months, trying to stabilise these BTO prices, but over time, I hope that the resale pricing will become more moderate and then we can adjust our prices again."

Thanks for the info guys! Glad to know that BTO prices have stabilised. I am going for the Nov launch no matter what. Such good location are hard to come by. Hope I will get a good number this time round.

The locations for the BTOs this time round are so GOOD! Bound to be lots of applications. Especially for the Toa Payoh and Sengkang ones.

Between these 2, which do you think will be more oversubscribed?

you don't need to apply for hle at time of flat selection. but when coming to signing of lease agreement, yes you need provided you are going for hdb loan.

My dad wants to buy the BTO flat in Queenstown cuz he has been staying here for years, familiar with the surrounding. But he quite old already, 50+ yet hasn't own a home in his life. Been living on rental from HDB all along. So he is first timer.

His income below $2k/mth, CPF barely reach $30k, financial wise it looks bad on him. My grandparents are living in a 3-room flat in Queensway. My grandpa is not in good health and he's afraid when his father passed, only left my grandma live all alone. So he is thinking of selling that flat, bring his parents along to buy the new BTO to live together. Hopefully can top up enough to buy.

I would help him if I could but my hands are full.

He has no cash savings on hand. Can he even apply successfully now? It doesn't look like he can afford it now but if he sell his parents' flat, hopefully should be enough.

If he successfully applied for the BTO, can he use his CPF to pay whatever is needed (downpayment, fees, etc)? When must he sell his parents' flat in order to get the BTO? My father and I have never applied for BTO before so we are clueless about that.

why not just take over his parent's place? Looks like it is quite difficult for him to take loan due to the age and length of loan.. even if loan is approved, he probably have only 10 years to pay off the loan, which will be crazy due to the monthly repayment amount (estimate got 3k/mth):s22:

how many room does he intend to buy? 3room?

I have a very big dilemma .

The queenstown is beside my mum place at ghim moh link.

The tpy is beside my in law. The peak.

But I can only opt for one only.

How I wished either one is from other exercise.

dunno whether to risk it or not.. I am aiming for compassvale mast 4room, but if ballot Q really lousy and i don't want to choose rivervale delta, means i lose 1 chance.. :sad: :(
