SK BTO will be good given its proximity to the upcoming developments in the Punggol area but yet not overly near as you wont want to be squeezing with 100,000 household (400,000 ppl) in Punggol. Therefore SK will be an excellent choice. Also, given its proximity to Seletar Aerospace Park, it will have good rental potential and its just beside the MRT! The scope for capital appreciation is definitely there:)

Queenstown
As for Queenstown BTO, its fairly near Buona Vista MRT and the Star Vista shopping centre, many eateries and amenities near the area too. Do not forget that it is very near town, 10minutes drive or a straight bus to town. NUS and NTU are also near and therefore rental potential is there as well. The location is also facing greenery and a river and therefore it is quiet and tranquil.

Looking at SK 3rm application, around 40% of the applicants are applying for Rivervale. Wasn't expecting such a high percentage. If only such high percentage applies to 4/5rm as well then it will be good news for those aiming for Compassvale..

How do u know the applicants 40% aiming for Rivervale? Where can i find the oversubscribed info ?

What do you think of Joo Seng location?

Just to share, for Macpherson March BTO I got 52* out of 410~ flats, and was informed the day before my appointment that I don't need to go down cos it's fully selected. So I think 125% is probably around the point you still can be hopeful that people in front will give up the flat. For a super hot location like Toa Payoh maybe not even that far.

Actually Joo Seng not bad what. It's right beside a 24-hour Prime supermarket that sells fresh vegetables and has a meat counter. (Good if the whole family is working and cannot buy fresh food in the day) Not too far from Woodleigh MRT, that area is nice and quiet cos of the leafy stretch of Upper Aljunied Road. I stay near there. Even if I get a poor number I'm quite confident that I will at least get Joo Seng cos I think most people will give up if they don't get TPY!

The downside about the place will be quite a bit of FTs in the area cos it's near Geylang/Aljunied. I'm not sure if that's the same everywhere though...
Near Mt Vernon but I honestly have seen less than 10 hearses in the past 5 years. The Gurkhas keep to themselves. If you drive, Macpherson Road and Potong Pasir has quite a lot of food options. Although it's near Potong Pasir MRT, there are no direct buses to Potong Pasir, so if you dont drive, your food options may be quite limited to the small area around.

Oh it's near Kay Lee Roast Meat (by car), but by the time you get the BTO it might no longer be around haha :s13:

Anyway, looking at the layouts of TPY and Joo Seng, I'm quite annoyed that the kitchens for the new BTO layouts no longer have windows (besides the service yard). Can't imagine how stuffy and greasy (not to mention dark) it will be.

tough decision, 5rm at Rivervale Delta is cheaper den 4rm at Compassvale Mast..
Which will you all recommend?

Total application for 3rm = 470 (Compassvale Mast) + 353 (Rivervale Delta) = 823

% of 3rm application for Rivervale Delta = 353/823 = 43%

the price difference is almost $120k

Then I would suggest to check on the quality n standard of the OCS packages with the premium packages.

Mine didn't have an option though :(. Selected a unit at Tampines Greenlace in Sept 2012 bto with both OCS packages.

Ultimately, besides financial issues, you'll need to consider the duration you are planning to stay on... :o

Isit true that AHG grant cannot be used for misc fees such as stamp fees, legal fees, conveyancing fees etc? And if AHG grant amount is only allowed for the 1st 5% downpayment even if it's sufficient for the whole 10% downpayment?

If you are buying and moving in with your wife or hubby.

I suggest maximum is 4 room.
No need to buy so big. When do area cleaning you cry.

But if a big family moving together than should be no problem.

I believe its a ratio. So below 1 means you get, subjected to ethnic quotas.
3 means about 3:1.. chances of getting is like 33%.

For TPY.. technically speaking, you have to be within 400 to get TPY Crest so chances r actually much lower than 33% assuming ratio is 3.

this may be a dumb question.. but im just wondering.. there are 2 toilets for 3room flats, but i dont need 2 toilets. is it possible to convert the toilet in the masterbed room into a walk-in wardrobe or sth?
