CCT has only 16.1% fixed rate loans ? the rest floating ? Hope i read the financials correctly...

"Interest-bearing liabilities as at 30 September 2016 were S$2.5 billion, an increase of S$1.4 billion from 31 December
2015. The increase was largely due to the additional borrowings required for financing the acquisition of 60% interest
in MSO Trust that holds CapitaGreen as well as consolidation of MSO Trust’s borrowings.
The interest-bearing liabilities as at 30 September 2016 comprised:
a) Unsecured fixed rate notes totaling S$225.0 million; JPY24.9 billion and HKD585.0 million (hedged via cross
currency swaps to S$425.8 million);
b) Unsecured bank borrowings of S$921.6 million; and
c) Secured bank borrowings of S$890.0 million of MSO Trust. "

only 425.8m is hedged vs total loan of 2.5b

You know Toyota Crown is actually quite expensive compared to the entry tier of Lexus model offering :D

Both are ture blue from Toyota

Last time I remember taken a Cab the uncle said actually my taxi is better than those entry level Lexus. Spacious also :s13:

From the power point I guess those are forex hedging?

Fixed rate Bond in foreign currency swap with sgd notes.

None of the loan at stated as floating

Bank loan are floating loans?

where is capital green at? singapore... so u want to buy u pay in SGD right?

most of CCT assets are in Singapore... so they are paid in SGD


Its common for all temasek/blue chip companies to borrow $$$ in USD/Europe/Yen... major currencies at low rates and then convert then to use in SGD

slide 18 already say big big and clear, 80% of bonds are of fixed rate... but difference currencies

does the loan portfolio have currency risk? yes

the good thing about big names reits like CCT CMT FCT MCT is that their presentation slides are very well done

almost all the info is there in their slides

if u are vested or plan to be vest... please be sure to read everything in their latest quarterly report presentation

Carry trade ? Very clever never knew REITS will do that. Borrow SGD and buy JB property!
