On 11 November 2016, Tikehau Capital completed the acquisition of 80% of
the issued shares in the Manager
Tikehau Capital, a pan-European asset management firm and investment
group, manages over €9 billion for institutional and private investors in
various asset classes (including over €900 million in real estate)
It expects to contribute to the growth of IREIT with its pan-European network
combined with strong local operational expertise and existing pipeline of real
estate transactions in Europe



also now IREIT has a new manager, so not clear what the future style will be... if the manager themself do not hold much units in the reit... their obvious objective may be to just grow AUM fast fast to boost their recurring management fees

Ireit I wonder how they make their DPU so high sia.... a bit dont understand this reit that's why i avoid gao gao

leverage seems very high at 42.5% , think rights issue will come for sure ba

their tenant mix is quite high risk, if u look at slide 16

DT alone makes up HALF their rents

Im interested in I-REIT and CRT tbh.

Would like to enter CRT but the counter like wun wun wont drop de :(

often its tempting to buy those reits or trust that pays very high yields of 8-10%

but the way market like that price it, its often best to dig deeper to see what are the risks involved

Probably interest rates are very low in euro region and purchase price of their freehold property is very cheap.
Didnt look too deep into why actually but if you see their weighted average cost of debt..its only 2%..Its one of the lowest, if not the lowest among ALL the REITS listed here..even lower than the heavyweights Capita, maple, ascendas

previous saw ppl mentioned about fanancial engineering on ireit that's why the numbers are so good, but I not a trained accountant so i avoid

Because once I turned to the 'dark side', there is no going back. Besides, I am doing a hybrid. Do FIFO. But FIFO mostly credible counters. At least will not give me heart attack.

I don't like SUNTEC......when is the last time you visited SUNTEC? And do you really shop at SUNTEC?

Suntec F&B is crowded, peak hours impossible to find seats. It has a good mixture of average and higher end F&B outlets. Retail, no idea how they survive but it is the same story as most Malls these days.

Offices? I think occupancies are stable not forgetting they have ORQ as well.

Not sure how much they are pulling in for parking but they have almost 3k parking lots. Season parking is $256 at least 80% full on 1 level

I visited Suntec early this year on a Sunday and at one wing(T4 IIRC), all 4 levels is empty. Had a group of 20 people with me and can pick and choose which F&B to sit at, no problem finding space at all.

nesr conveniention center sure crowded. The other end whr Mac ah less ppl. DBS also that side. Want draw $ ll have to go all the way back
