Designer contractor are about the same price. Contractor is more dangerous.


actually i disagree. comparing both the designer and the contractor(whom i know personally), the price difference is like 30%.

i can only say that if got spare cash and you do not know what you really what, do for a designer. if you more or less knows what to do, then a contractor can really save you alot of money.

i was from the trade many years ago, so i know :p

Ok let’s run through how much you were quoted for:

ID vs Contractor.
1. Carpentry PFR
a) Kitchen Cabinet
b) Wardrobe/ Cabinets etc:
2. Masonry:
3. Electrical:
4. Plumbing:

In today’s market contractors are generally trying to charge carpentry work from $110-$130 likewise ID.

Contractors are trying to charge $5-$7 W/o tiles & material for tiling work whilst ID charge $9-$11 including tiles cap at $3.50

Plumbing contractors are trying to charge $120 for installation of sink whilst ID charge $150

At e end of e day if u do not know e contractor personally, is it safe to engage him for a turnkey project? absolutely not. Contractors are generally unprofessional emotionally charge, u may risk being abandon in e midst of ur renovation if they’re unhappy w e way u communicate w them etc.

As for ID, go for one that has been around for more than 10 years, high paid up capital and not those $1/- paid up company like contractors or small time ID firm or newbies. Even if u sue them in subcourt or Small claim tribunal u may not be able to claim ur lost during writ of seizure. If an ID is a big firm, 1st they’ll need to protect their reputation, they cannot afford for u to paste WSS sticker on their door order by court, 2nd u can seize whatever is displayed in e showroom to be auction by e bailiff. As for Contractors u have very little to seize from their workshop even if u are awarded WSS by Court to seize their assets. And most of the time contractors are $1/- paid up company if it’s a PTE Ltd u can sue up to $1

I’ve renovated/ refurnished several properties I own and sue many contractors even small time painting contractors for pouring paint into my Blanco sink & Kohler WC to ID firm for workmanship. Speaking thru experience I can guarantee you for new home owners do not take the contractors route even if you know what you want, source for a good professional responsible ID for your turnkey home reno. Unless the contractor is your relative, friend’s relative or you’re garang enough to deal with the rough ppl and know their style. My ex is an architect even faces hardship in this line dealing with different contractors so whatabout homeowners.
This is your new home or first home, your hard earn savings or your loan, don’t be con or shortchanged by contractors. ID can give you a better idea what to expect, deal on your behalf like a project manager, negotiate on your behalf, proper renovation warranty. Just build a good rapport before engaging them and pray that your renovation work goes well.
@ the end of e day, if it’s a bad ID you can sue them properly, imaging trying to claim back $30k from a contractors after he spend full or half of your monies and not paying his sub-con, he is too small to play the law game and might close shop, what can you take back? When you sue, you sue for compensation not merely what you’ve paid, your opportunity cost needs to be compensated, your time lost needs to be compensated if you spend $30k and got screwed up you want back $50k not $15k bcoz he can’t afford and both of you are stuck in mediation or PTC over and over.

Albeit this round I’m not engaging a turnkey ID neither am I giving my project to a Main Con, but some of my works are distributed to an ID to ensure smooth flow and back-up, the reason I’m doing this bcoz I’m short of time, and i can’t allow project Mgr to sacrifice my time. Some ID share their carpenters, whilst others have their own carpenters.

i shall do a little summary of price for the contractor i intend to engage. cant find the hard copy quotation the ID quoted and the price comparison list i done up last time

1) full height cabinet $240/pfr
2) kitchen cabinet $120/pfr
3) hacking + make good a wall $1200
4) lighting point $30
5) intallation of sink and tap $100
6) painting $1000

above works are done by in-house workers, except hacking. i shall not reveal ID's price, but if i were to use the price i quote people when im in the trade, it's gonna be really expensive lol

1. Wardrobe $250 PFR (ID)
2. Kitchen cabinet u can get from a reputable ID with 10+ years history @$89 PFR w 3D Drawing (ID)
3. Hacking if it’s service yard wall & window = $200 (ID)

These are works you can give to contractors
4. to 6: you can give it to contractor.
4 - $26 (contractor)
5 - $80 + $8 if u want a valve (contractor)
6 - $850 for 4rm or $1050 for 5rm (contractor)

P.S:
a) rem to check IRAS website if they are GST registered if they try to charge you GST. You can also ask for GST to be waived, most of the ID has another non-registered co LLP.

b) All prices quoted by ID can be negotiated lum sum before you sign.

do share with me the name of your ID. $89pfr for kitchen cabinet is seriously dirt cheap. i can consider them too.

Hi Guys. I am from Nov 17 SBF and just got my queue number 70+. I am curious with this statement below indicated in my email.

The selection exercise is expected to start from Jun 2018. We will notify you of your selection appointment at least 2 weeks before the appointment date

So does it means in June will reach my turn on Jun only start #1 ?
