I will be selecting a flat from the May SBF exercise this coming week. The units I am interested in comes with flooring. However, both my partner and I are not keen on the floor tiles and are planning to get our own instead.

So here lies the tricky part. I understand the risks of overlaying and I know that there are HDB stipulates that toilet tiles cannot be hacked for the first three years. But what about the living room and room tiles? Can it be hacked? Or is overlay my only option with these units?

i checked with hdb office during my selection and they told me able to hack away the tiles

They told me today during selection that sales of balance, it doesn't come with tiles (only toilet and somewhere only).. The rest is cemented so u need to do ur own

If in the flat listing, nothing is shown means the unit does not comes with tiles for living room and bedrooms. If in the flat listing, (FF) is shown beside the unit number then yes. There will be tiles for living room and bedrooms.

P.S: FF stands for floor finishes.

For those SBF units without the (FF)shown beside the units numbers, is there any sink basins in the flat unit or not?!

I did call up HDB to check on this. They say toilet basins and doors are the basics. Means whether is FF/OF/OK or nothing written in the flat listing, will include toilet basins and doors (both toilets and bedrooms).
